We are delighted to offer this incredible country residence in one of the areas most desirable villages, just 15 minutes from the centre of Bath and occupying a plot of circa 1 acre. In brief the property comprises of an entrance hall, sitting room, hobby room, kitchen/dining room, utility and WC to the ground floor with four bedrooms (one ensuite) and a family bathroom to the first floor. The rural 12th century church, is a beautiful landmark of the village. Priston also holds a traditional May Day fete on the first May Bank Holiday each year. This celebration of spring sees children dancing round the Maypole, musical entertainment, family games, food stalls and the famous egg-throwing competition. A popular music festival, now in its 11th year takes place in September and features music for various tastes, an art project and food stalls. The community cafรฉ, run by volunteers, is open each Saturday morning in the village hall, serving tea, coffee, bacon butties and home-made cakes. The hall itself is available for hire and is used regularly for classes such as Yoga, Thai Chi etc. The village cricket club plays friendly matches and there are often quiz nights, pantomimes and the well attended New Year Duck Race.

The property is approached via a 5-bar gate leading to an area of hard-standing which in turn leads to a sweeping drive-way down to the property and a large area of off-road parking, front entrance and access to the double garage and work-shop. A woodland stair case meanders up to the higher levels of the garden and provides a vista over the entirety of the garden. Such is the scale and beauty of the outside space, there are delightful views at every turn including over the rolling Somerset hills that back onto the garden. There are also a number of useful garden sheds that can be utilised as work-shops and storage. It is the perfect setting to entertain friends and family alike, especially for summer soirees and alfresco dining โ€“ it has even laid host to a wedding. One of the finest gardens we have had the pleasure of marketing and also offering complete privacy from the outside world. Must be viewed."
