"There is a good balance of accommodation and outside space; the generously proportioned interior is complemented by a large, south-facing walled rear garden.
The house has been conserved with a considered touch, keeping the heritage of the building uppermost as the house has been upgraded and maintained to meet the requirements of 21st century family living.
Certain fundamental improvements have recently been carried out, such as the installation of an impressive full bathroom, a high quality Mark Wilkinson kitchen and two new condensing boilers for central heating and hot water.
The 'star performers' of the house, unsurprisingly, are the rooms on the first floor, or 'piano nobile'. The impact of the space in the grand drawing room or ballroom, with three huge sashes overlooking the Holburne Museum and Grade I Listed pleasure gardens, is quite breathtaking.
Much of the fine detail remains in this prestigious house, one of a small number of complete townhouses in Sydney Place, and great potential exists to refurbish and convert the lower ground floor to suit individual tastes and requirements. We would go further to suggest that this lower floor, in its un-modernised state, provides a very rare opportunity to build, with sensitivity, comfort and style around original architecture, including flagstone floors and a magnificent cast iron range.
Sydney Place, formerly new Sydney Place, was regarded as John Pinch the Elder's masterpiece. One of the few terraces in Bath to be classed as 'First Rate' by the Georgians, it was home to many noble and discerning former residents, including Queen Charlotte and The Duke of Clarence, later King William IV, no doubt mesmerised by the majestic proportions and elegant architectural detail. Built in 1808 for the owner of the Pulteney estate (including Great Pulteney Street), the first Duke of Cleveland, it was the last great Georgian terrace to be built in Bath and was intended to be its grandest.
There are so many special elements to the property to delight any purchaser looking for authentic, George III townhouse; to quote from Pevsner 'The terrace of eleven houses is the most beautiful of Bath's C19 buildings ... the design, workmanship and uniformity of colour are flawless'.
What we therefore see as agents is a home which will appeal to both the purist and a buyer who seeks practicality, with flexibility to accommodate staff or relatives. It will, with floor space approaching 7,000 square feet, appeal to those seeking both substantial, centrally located home for a family and a property with exceptional architectural merit and historical significance.
