"This is an attractive period cottage which is believed to have been built in the mid 1800?s, and was fully converted in 1980 with the accommodation having been re-arranged by the present owners approximately six years ago. A new kitchen was installed about eighteen months ago and at the same time the garage was converted into a one bedroom annex.

The accommodation is very well presented and comprises; two reception rooms with a large kitchen breakfast room which opens out onto the rear garden. On the first floor there are four bedrooms, together with a bathroom and en-suite bathroom.

Externally there is a good size garden to the rear, within which is the converted one bedroom annexe which would be suitable for guests or potentially to let out and already has planning consent to offer B&B accommodation. Generally this is a most attractive property and a viewing is strongly recommended by the sole agent Cobb Farr Residential.

Directions: From Bath proceed along the A367 towards Peasedown-St-John and Radstock, continue through the village of Dunkerton and up the hill towards the outskirts of Peasedown-St-John. Continue along the main road towards the Audi and Mercedes garages on your left, turn left at roundabout towards Wellow. Take the first right and follow the road round to Shoscombe, take first left down Single Hill Kimberdown is located on the left towards the bottom.

Situation
Kimberdown is located in the village of Shoscombe, which is situated approximately 6 miles from the City of Bath. Within approximately 2 miles is the village of Wellow which provides a village shop and within a short drive is Peasedown St John, also offering a selection of shops and other services.

The property is set in a wonderful elevated location and has attractive views over the surrounding valley and countryside beyond, with many delightful country walks nearby.

The City of Bath is within an approximate 10/15 minute drive, and the property is particular well placed for easy access to schools such as St Gregory?s.
