DESCRIPTION Situated in an elevated position in one of the oldest parts of the village of Banwell and backing onto historic woodland, this attractive cottage was originally constructed as stables and in the mid 1800 s was skillfully converted to create a unique and fascinating home full of old world rustic charm. Access is gained to the property via a covered walkway which leads to the back of the cottage. The walkway includes ample storage and a hidden cloakroom to protect outerwear from the elements. Whilst walking towards the back door you enjoy your first glimpses of the fabulous tiered rear garden which has undergone a huge transformation over the past few years.

Entering the cottage, the entrance hallway features a stunning flagstone floor and hand built staircase rising to the first floor, along with a useful cloakroom. The two reception rooms sit astride the entrance hallway with one being used as the snug living room, featuring an inglenook fireplace, and the other as a drawing room, also featuring an attractive feature fireplace and glorious floorboards along with lovely dual aspect windows. The living room could also be used as an additional bedroom. Whilst the second tier is a flat level lawn with a rustic railway sleeper retaining wall, sleeper steps rise from here up to the top tier an almost lookout position which takes in the incredible far reaching views towards the Bristol Channel. On the top plateau is an amazing wooden lodge which is currently used as a home gym but could provide a stunning hobby craft room or indeed outside bar and covered seating area. There is still plenty of potential within the garden with further areas of grass bank and rockery borders ripe for those with green fingers to get to grips with.

DIRECTIONS Travelling into Banwell on the A368 from the direction of Churchill, at the crossroads continue straight on into High Street and number 99 can be found on your left hand side.

SITUATION The North Somerset village of Banwell is within easy driving distance of Bristol, Weston super Mare, Bath, Wells and the national motorway network, making it an ideal choice for the commuter. The village itself has local facilities including shops, pubs, restaurants, churches, primary school and pre school, with more comprehensive shopping, social and recreational facilities at the above mentioned cities and the coastal town of Weston super Mare. Secondary schooling is at nearby Churchill with its associated sports complex and nearby dry ski slope. The Mendip Hills are close by with an excellent range of country pursuits readily available, including riding, walking and caving, whilst the Chew and Yeo Valley s with the Chew and Blagdon lakes offering excellent sailing and fishing. The long distance traveller has plenty of choice there are excellent motorway and rail links, whilst Bristol International Airport is just a short drive away.
