LOCATION 2 Church Road stands close to the centre of Albrighton in a superb position within easy walking distance of the central shopping parade. Albrighton is a bustling village with an active and thriving community and benefits from a comprehensive range of local, everyday shopping facilities including a highly regarded surgery, dispensing chemist, opticians, bank and supermarkets together with a butcher's, greengrocers and a bakery. Communications are excellent with convenient travelling to Wolverhampton City Centre and Telford with the M54 being easily accessible at Junction 3 (Tong) whilst local rail services run from Albrighton station. The area is well served by schooling in both sectors with Birchfield Preparatory School, St Dominics High School for Girls in Brewood, Idsall in Shifnal, Wolverhampton Grammar School, Tettenhall College and the Wolverhampton Girls' High School all being worthy of note. DESCRIPTION 2 Church Road is a handsome period village house providing extensive living accommodation over three storeys. The property was extended some years ago and now provides perfect living areas for contemporary lifestyles. The rooms have tall ceilings and are of generous proportions with ample light and a spacious feel. The property has a balanced, three-bay facade which is typical of the period with traditional sash windows. There is a gated driveway to one side of the house leading to an area of off street parking and a detached garage for two cars beyond. ACCOMMODATION The house is entered through an old, heavy front door into a fine dining room with a sash window to the front with working shutters, parquet flooring, dado rail and cloaks and china cupboards. There is a drawing room with original period detailing, a front sash window with shutters, a fluted fireplace with Tudor Rose motifs, which are taken from casts of an original, marble hearth and slips and a coal effect gas fire, dado rail and ceiling cornice. An open arch from the dining room leads to an inner hall with a door to the cellar and also a well appointed cloaks and shower room. There is a superbly proportioned dining kitchen with a large breakfast area with dado rail and rooflight and a preparation area with a comprehensive range of wall and base mounted oak faced units and appliances together with a door to an informal sitting room with a charming dual aspect, dado rail and coved ceiling. The laundry has a range of units, sliding ladder access to boarded loft space and a side doorway to the drive. The first floor landing has a storeroom which could be converted to a cloakroom as, we are informed by the vendors, the plumbing is already installed. There is a large through bedroom with laminated flooring, dado rail and coved ceiling, a second double bedroom with built-in wardrobe and dado rail and a well appointed shower room. The upper storey has two double bedrooms, both of which have windows to the front and coved ceiling and which are currently inter-connected although it would be possible to create a dividing corridor to form two separate rooms. OUTSIDE There is a pedestrian gate to one side of the property together with electrically operated double gates opening onto a driveway laid in tarmacadam providing off street parking with a detached double garage. The walled rear garden has been beautifully landscaped with patios and terraces laid in Indian slate providing superb external recreation areas, shaped lawns, slate chipped beds and stocked borders. SERVICES We are informed by the Vendors that all main services are installed. COUNCIL TAX BAND B - Shropshire Council. POSSESSION Vacant possession will be given on completion.
