DIRECTIONS
From Teme Street, Tenbury Wells head north over Teme Bridge and at the Swan Garage T Junction turn right onto the A456 in the direction of Kidderminster.  Take the second left hand turning into Stanbrook Road and No. 48 will be found on the left hand side as indicated by a Nick Champion ‘For Sale’ board.

SITUATION
The property is situated in a popular residential area and is within easy level walking distance of the town centre and local primary school. The market town of Tenbury Wells offers many facilities including a variety of shops and services, a library, a doctors’ surgery, primary and secondary schools, a cottage hospital, cinema and a range of clubs and societies.

DESCRIPTION
48 Stanbrook Road is an attached house constructed circa 1950’s of brick elevations under a tiled roof. Stairs from the entrance hall lead up to the first floor landing. The master bedroom has an airing cupboard with shelving, the second double bedroom has a cupboard housing the Glowworm Fuelsaver F central heating boiler, and the third bedroom has a built in wardrobe. The shower room has a ceramic tiled floor and walls, a Triton shower with a large tray fitted in an alcove, a vanity basin, wc and a heated towel rail.

OUTSIDE
The front garden is bordered by a low wicket fence and double gates open onto a tarmac driveway with parking for three cars which leads to the garage (13’9” x 7’6”) which has a metal up and over door, power and light.


A small wicket gate off Stanbrook Road opens onto a paved path which leads to the front door via an attractive low maintenance gravel and paved area which is interspersed with flower and shrub borders.

The rear garden has a patio area adjacent to the conservatory and a private decked area in the south westerly corner perfect for entertaining. The rear garden is also host to a bog garden, a stone water feature, a small area of lawn, a variety of shrub and flower borders, a vegetable plot, a greenhouse and a useful garden shed (10’1” x 7’9”).
