Situated on the edge of an area of outstanding national beauty between Telford and Newport in a semi rural location, Hinkswood House is a five douoble bedroom, three bathroom

(2 ensuites), 2 reception room farmhouse with over 6300 sq ft of living space. It features a large kitchen and south facing orangery as well as two bedrooms that qualify for 'master' status. Outside there are four garages and a 30sqm 'wo-man cave' - the property sits in a 1 acre garden and has a 3 acre paddock directly behind the garden which is included in the sale. The property is surrounded on three sides by open fields and an 80 acre wood.

The property has undergone a recent scheme of maintenance and improvement by the current owner, Hinckswood House is a well-proportioned'modern' farmhouse, offering substantial living accommodation throughout.

The large kitchen/breakfast room, with range of fitted units and integrated appliances, boasting a 4-oven AGA provides a natural focal point. A utility room with plumbed in washer, dryer and deep freeze is found adjacent with its own pantry offering additional storage. Double doors lead into an impressive orangery, providing secluded views over the rear gardens and paddocks. The orangery can also be accessed from the sitting room, featuring a Clearview log burning stove set within an inglenook surround. A dining room/snug and home office fitted with furniture can be found to the front of the property. A large cloakroom is also available.

Upstairs, five double bedrooms are found to the first floor, two of which have en suite facilities. The remaining three bedrooms are served by the family bathroom. The master bedroom offers stunning double aspect views over the private gardens and grounds and a sizable en suite bathroom. Fitted wardrobes are found in the master bedroom and bedroom 4.

Hinckswood House has a wide selection of outbuildings to include a large barn with concrete flooring (which could easily be converted to stabling), two timber stables, three brick storage rooms, two detached double garages (yes FOUR garages!) one of which has been converted to provide a loft room above. There is also an outdoor kennel, a timber build log shed/ride on shed and a seperate garden storage shed. No to be forgotten is the large greenhouse for the 'green fingered'.

As if that wasnt enough space - there is a large self-contained games/leisure room with fitted kitchen and bar area - which could easily be converted to a granny flat (subject to planning permission) - or as a teenagers room.

The grounds of Hinckswood House extend to approximately 4 acres; this includes a formal 1 acre garden predominantly laid to lawn, with a varietyof trees to include walnut, chestnut, apple, Victoria plum

(makes great jam and plum vodka), damson and cherry.

The 3 acre paddock can be accessed directly from three points of the garden - it also has its own seperate gated entrance for access with transport and other vehicles.
