    Poyner Road is a highly desirable location and is of particular interest to anyone looking to live within easy level walking distance of all the shops and facilities in the town. It is a cul-de-sac road which ensures it remains quiet and peaceful.

    The house was built in the mid 1950s and was extended by the present owners in the year 2000. It would be of particular interest to anyone with a passion for gardening.

    On entering the house the reception hall immediately gives an air of spaciousness. Off the hall is a ground floor shower room with a WC and wash hand basin and there is also a useful under stairs store cupboard. The sitting room is particularly light, having a window to the front and floor to ceiling sliding patio doors at the rear. A focal point is a fireplace housing a gas fire A glazed door leads into a separate dining room, which has a large window overlooking the rear garden and also a further side window.

    The kitchen/breakfast room is well equipped with ample base and wall units, a built-in oven and hob and an extractor hood. There is space for a refrigerator and windows to both front and rear.

    From the kitchen a door leads into the former garage, which now provides a very useful storage room. It is insulated and lined and has access in to roof space. There are electric lights, sockets and fitted shelves. There is also a cold water tap and wall cupboard. From here there is access into a utility room, which has a sink unit with cupboards beneath and space and plumbing for a washing machine. There is also space for a freezer and two wall cupboards. There is planned space for a tumble drier and there is a door to outside and window to rear.

    From the hall stairs rise to the first floor spacious landing/study area with a window to front. There are three good sized bedrooms. The main bedroom has fitted wardrobes, cupboards, a dressing table unit and drawers. There are windows to both front and rear. The second bedroom, being part of the extension, is now a good sized double room with a window overlooking the garden. It has an excellent range of wardrobes. Bedroom three has a window to the front. The main shower room, which is fully tiled is also on the first floor and there is a wash basin and WC.

    The gardens are a very special feature of the house and were completely remodelled by the present owners. At the front there is a lawn bordered by flowerbeds containing a variety of ornamental shrubs and trees. At the rear is a full width terrace with an ivy hedge on one side. A path leads down to a large lawn area, bordered by various flowerbeds containing a variety colourful shrubs, plants and bushes. Below the terrace is an attractive stone retaining wall. Carrying on from the lawn, stoned pathway leads to a mini wood, which has been planted with native species of trees. Fern gardens lead down to the rear vegetable section, with prepared beds, a soft fruit section and a wooden frame greenhouse. At the rear is a high evergreen hedge.

    At the front of the house there is a drive with parking for at least two vehicles.
