Description

Clee House is a wonderful family home which was originally part of the Kinlet Estate, before it became a freehold private property in 1974, when it was fully renovated. It is thought that it was once a tenant farmer s house, previously known as Norton Ends Cottages.

In 2005 the house was extended, which has been thoughtfully done to be in keeping with the original Tudor part of the house. Today, the house is a wonderful country house which has been enjoyed by the current owners as a family home for the last 15 years. The house is filled with natural light and has exposed beams and brickwork in some parts of the house. The house is accessed via a gated long gravel drive with pretty meadow gardens, scattered with mature trees on either side.

The driveway extends into a spacious parking area in front of the house, with an oak framed porch providing access to the front door which opens into the entrance hall. The ground floor is fitted with limestone tiles and underfloor heating, with exception of the kitchen, with radiators on the first and second floor. Off the entrance hall is a cloakroom along with access into the reception rooms; on your right is the sitting room, with a door leading outside to the side garden, an alcove fitted with bookshelves and an inglenook fireplace with a Clearview woodburning stove.

The drawing room has French doors leading outside onto the terrace and floodlit gardens with far reaching views towards the Clee Hills, and an inglenook fireplace with a wood burning stove.
A passageway leads from the drawing room, with access to the cellar on your left hand side, before entering the wonderful, light filled south facing kitchen. This open plan room offers a fabulous living and entertaining space, with a dining area overlooking the front gardens, a separate utility area with space for white goods, the kitchen which has a number of units, with granite worktops, a 4 oven oil AGA, larder shelving, an integrated dishwasher and a Belfast sink. There is a central island with further storage, an induction hob and an integrated electric oven. There is a further breakfast seating area and large glazed windows which has window seating with storage underneath. A separate door leads outside to the back of the house and gardens.

The stairs rise to the first floor and landing area, where there is a stylish family wet shower room with slate tiled flooring, a block glass shower enclosure, a vanity sink unit with bowl sink and a towel rail. Bedroom two is a spacious double room, which is double aspect, with engineered oak flooring, built in wardrobes and lovely views. Bedroom five is the smaller bedroom, it has solid oak flooring and is currently used as a sewing room but serves perfectly well as a bedroom.

The principal bedroom has lovely views through double aspect windows, built in wardrobes and an en suite bathroom with slate tiled flooring, a feature tiled wall, a free standing bath and a double vanity sink unit. Bedroom three is a lovely double guest bedroom, which is double aspect with views over the front gardens and engineered oak flooring.

A staircase rises from the landing to the second floor which is a wonderful space and includes an office with plenty of built in cupboards and storage, a sitting room area with built in eaves storage, Velux windows and a picture window to admire the countryside views. There are exposed beams and an arched doorway leading into a spacious bedroom, which has Velux windows with fitted blinds. From this room you can admire a wonderful night sky, and views to Brown Clee and Clee Hill.

A further arched doorway leads into the very stylish bathroom, which has a sunken bath within mosaic tiling, a wet room shower with glass screen, marble tiling, exposed beams and a vanity sink unit with Chinese designed bowl sink. Within this room is an airing cupboard and access into the roof with storage and the water tank.

Gardens

Clee House has wonderful mature gardens which begin from the entrance gate where each side of the driveway has laid to lawn, with wildflower and nature corridors woven in along with mature trees In the spring and summer months, there is an abundance of colour from bluebells, primrose, crocuses, daffodils, forget me nots and ox eye daisies. There are mature fruit trees including pear, damson and plum. Stone steps lead up to the front gardens, from the driveway and parking area. Within the driveway is an oak garage, with two enclosed garages and a carport with a log store to the side. There is also a separate garden shed.

At the back of the house is a raised terrace which stretches along the length of the house and has space for a seating area and a dining area. Below the terrace is a wonderful planted border containing mostly purple coloured perennials. There is a veranda over the French doors which open from the drawing room. Steps lead down from the terrace onto the formal lawn which is bordered with mature trees and hedges, apples and plum trees. Within the lawn is a small copse of conifers where the septic tank is situated. To the side of the house is a functioning well with a safety grill and a EV charge point on the corner of the house close to the parking area.

The formal gardens overlook farmland, which is part of the Kinlet Estate along with views towards the Clee Hills. From the terrace, you can see wonderful sunsets.

Location

Clee House is located in a rural setting with good access to commuting and within about 2 miles of the pretty village of Kinlet. The village has a wonderful community with a village primary school, a pub which also serves food, a village hall and St John the Baptist Church, a Grade I listed church, which stands in solitary grandeur three quarters of a mile along the drive to Kinlet Hall.

The nearest larger towns to Clee House are Bewdley 6 miles , Bridgnorth 8 miles and Cleobury Mortimer 5 miles , all have a selection of shops, restaurants, pubs, schooling and have local attractions including the Funicular Railway in Bridgnorth the UK s oldest and steepest inland funicular railway. Bridgnorth is also home to the Severn Valley Railway, which provides scenic rides along the river Severn to Kidderminster with stops at picturesque stations such as Arley and Bewdley along the way.

Rail connections are available from Kidderminster about 14 miles away, Telford 20 miles away and Wolverhampton 22 miles away. Providing easy links to Birmingham, London, Edinburgh, and Glasgow.
