An exquisite conversion of a period barn, seamlessly combining character features with modern fitments Dating back to its mention in the Domesday Book, Whichford is in many ways the archetypal Cotswold village set amidst wonderful rolling countryside. For a village of its size it has many attractions including the Whichford pottery, picturesque woodland (which is of special scientific interest), the Church of St. Michael and the popular Norman Knight pub. While tucked away in an idyllic location it is a very practical place to live, local market towns within easy reach include Chipping Norton (with A44 access to Oxford) and Moreton in Marsh plus there are nearby trains to London and the M40 at Banbury. Since purchasing it several years ago the owners have lavished obsessive care and attention to detail on the property. We have seen substantial bills for the conversion proving that as far as our clients are concerned 'only the very best will do'. Consequently the house is beautifully presented in every respect with many lovely character features retained which have been seamlessly integrated with a really clever modern specification. Approaching the house via the gravelled drive there is ample parking away from the road. In front of you an expanse of glass rises to the roof line, behind which are some cleverly designed foldable shutters for privacy (these are fitted to most downstairs rooms). The bespoke timber opens into a substantial and lovely living space. The floor is tiled with underfloor heating (which continues throughout the property), and above you the gorgeous vaulted ceiling opens to full height with exposed timbers in the central part of the barn. There are so many unique touches but two in particular are the bespoke spiral stair rises and a wonderful wood burner mounted away from the wall. This room is delightful as it is both exceptionally well finished and also very light due to the number of windows. To the rear is the original barn door to the garden, this has a glazed door fitted in front in order to show and preserve the character without the associated draught! In addition there is a second reception room reached via a couple of steps up to the left. This is also double aspect with the same delightful vaulted ceiling and exposed timbers, our clients use it currently as a snug but as it is a very good size it could be used as an occasional guest room if desired. To the other end of the reception the kitchen has been similarly well specified. Unusually the worktop is concrete, highly polished and well finished, sitting atop modern units which include a stainless steel oven and a Belfast sink. The kitchen is large enough for a table and chairs and as it has double doors to the living room its space interacts well with the living area. Further to this there is a very good sized utility room in which the boiler and a substantial pressurized hot water tank sit, and to the rear of the utility is an immaculate cloak room. Upstairs is if anything even more interesting! The spiral stairs reached a galleried landing with a commanding view over the living space. This has been fitted with tiny uplighters which cast the most wonderful light over the landing wall. To one side is a bedroom with a vaulted ceiling and an oak floor, and a very quirky feature is the stainless steel woodburner flue which rises though the floor to the ceiling - NB this is heavily insulated for safety. To the rear is an unusually generously sized en-suite bathroom, highly specified with thermostatic shower and screen accompanying the bath, there is also a bidet. The other bedroom upstairs is double aspect with the same lovely floor and to the rear is a shower room also highly specified. Outside to the rear the garden is delightful, low maintenance and totally enclosed for privacy. The vendors have laid a wide stepped terrace adjacent to the rear door and to the side are several original barn timbers serving as seating. Behind this is a lawn enclosed by close board fencing on two sides and the third is mainly conifer type hedge.
