Kingsmeadows House sits within a private estate of over seventeen acres on the banks of the river Tweed. Despite being half a mile from Peebles High Street, residents will not only be able to appreciate the mature woodlands and landscaped gardens but also enjoy the rich abundance of wildlife living on the estate. Whether it’s fish in the crystal clear waters of the river, squirrels, rabbits and pheasants walking across the lawns or even the resident heron, there is something to see from every apartment as well as the grounds themselves. The B listed Georgian mansion house was originally constructed in 1795 for British Baronet and banker Sir John Hay. Although, by 1811 the house had to be extended to accommodate his growing family of 15 children! The estate remained in the family and the house was further expanded in 1855 and 1890. In 1999 Kingsmeadows House was completely renovated by the then owners Standard Life to provide a retreat for staff and conferencing facilities. It was subsequently bought in 2015 by Granton Homes for conversion into twelve luxury apartments.

SPECIFICATION

The twelve apartments spread over four floors range from one to three bedrooms and as no two are alike it’s hard to choose a favourite! Each kitchen has been individually designed by Kitchens International using a Leicht handleless kitchen range to offer a sleek contemporary finish and to maximise workspace and storage.  Siemens integrated appliances are supplied throughout.  Equipment includes

Electrical

Ample power, lighting, telephone and TV points are incorporated throughout with provision for satellite television.  A shaver socket will also be fitted in bathrooms.  A mains wired door bell will be installed as well as a smoke detection system with 24 hour remote monitoring.

Plumbing & Heating

The central heating and hot water will be powered by an Ariston combi boiler with a 5 year guarantee.  The boiler will be gas fired from a mains supply and all radiators (except one) will be fitted with individual thermostatic controls.

The House & Grounds

Each apartment will have its own lockable storage area on the lower ground floor.  Outside all residents will have access to the private grounds.  The main gates will be automated and the entrance to the grounds and mansion house will be controlled by an entry system.  A factoring company will be appointed to maintain the grounds and common areas.

LOCATION The historic market town of Peebles was awarded the status of Royal Burgh in 1152 and remains a vibrant community to this day. With its outstanding quality of life and location only 23 miles from Edinburgh, it’s a highly desirable location for commuters. Tourists and visitors have flocked to the area for years for the picturesque views, beautiful surroundings and relaxing at the spa resorts of the Peebles Hydro and nearby Stobo Castle. Peebles is also a popular destination for fishing, golf, mountain biking and its award winning choice of shopping and restaurants.
