      4 High Street is a three-storey property comprising of a former shop with kitchenstore on the ground floor and living accommodation over the two floors above. The property is situated in the centre of the popular village of Ayton which is within easy reach of the A1 and the scenic coastline around Coldingham and St Abb-s Head.

      Records show the property dates back prior to 1801 when it was believed to be a residential house and a posthouse when the Post Road used to travel through Ayton in 1786. The property has been built on over the years and photographic evidence shows the shop was once a Stationer and finally a chip shop and café before closing in 1991. Overall, the property would benefit from some modernisation but has the option to be developed in a variety of ways to suit the owner. The property has mains gas which is currently supplied to the ground floor and to the kitchen and living room on the first floor. There is night storage heating on the second floor and an electric fire on the first floor.

      The house is accessed at the left side of the building through a gate and down a private vennel. The front door opens into an entrance hallway with a door leading through to the kitchenstore and then through to the main shop floor. There is mains gas and electricity on this floor of the property. The shop still has its frontage and could easily be converted back to commercial use or alternatively incorporated into further living accommodation. Back in the entrance hall a staircase leads up to a bright landing with doors to the living room, a second reception room

      (or third bedroom) and the bathroom. The living room is a good size with an electric fire and space for a dining table. A door leads off into the kitchen which has solid wooden units and workbenches. The bathroom comprises of a white suite - bath, toilet and sink and finger-block parquet flooring. A second staircase leads up to two bedrooms with ample built-in storage wardrobescupboards.

      Outside, the property is situated on the High Street and has a walled and gated terraced-patio garden to the side which incorporates parking for one vehicle. The garden provides a sheltered spot for entertaining whilst enjoying the afternoon sun.

      The sought-after village of Ayton is well known for its thriving community with an excellent village shop, the popular Hemelvaart Bier café and a well-regarded primary school. The location is ideal for those looking to commute to Edinburgh or Newcastle with the A1 being close at hand, Berwick upon Tweed railway station is 8 miles away and the new railway station at Reston is only 3½ miles away and is due to open in May 2022. The seafront town of Eyemouth is located approximately 2½miles away and offers a good range of local services including a variety of shops, restaurants, a leisure centre, bank, doctors and dental surgeries and both primary and secondary schools. A wider range of amenities can be found in Berwick upon Tweed, the region-s principal town, which lies 8 miles to the south and has a comprehensive variety of shops, facilities and entertainment.

      Ayton is dominated by the fairytale Ayton Castle and is in an exceptionally scenic area close to the Lammermuir and Cheviot Hills, the cliff top walks of St Abb-s Head, Coldingham Bay and the beautiful sandy beaches of the Northumberland coastline. The area has a rich and colourful history with many historic castles, picturesque towns and villages and the popular market towns of Alnwick and Kelso are within easy reach. A huge choice of sporting and recreational opportunities are available with a number of excellent links and inland golf courses, racecourses at Kelso and Musselburgh, salmon and trout fishing on the River Tweed and its tributaries, horse riding and hill and coast walking.
