The traditional timber entrance door opens into a small hallway with wooden block flooring and a staircase leading up to the first floor. With outlooks over the village green to the front and patio doors opening onto the garden at the rear, the living room is a lovely light room to relax in and is particularly cosy in the winter months, with a warming multi-fuel stove. The dining room also enjoys views over the village green and has a lovely cottage feel with wooden block flooring and a pretty shelved alcove. A hallway with useful storage and display units opens on to the kitchen which is fitted with a good range of cream wall and floor cabinets and built -in appliances including a fridge/freezer, electric oven and induction hob with an extractor hood above. The downstairs bathroom next door has tiled walls and a contemporary white suite comprising WC, pedestal sink and a bath with an electric shower above.

31 Main Street enjoys a lovely position in the pretty village of Swinton, overlooking a village green ideal for children to play in. The village has local amenities including a primary school, garage and church and the renowed Wheatsheaf hotel and restaurant.

Swinton lies between the dramatic Lammermuirs to the north and the River Tweed to the south and is an ideal spot from which to explore this wonderful region. There are a number of excellent links and inland golf courses locally and racecourses at Kelso and Musselburgh. The River Tweed and its tributaries provide internationally acclaimed salmon fishing and there is also good sea trout and trout fishing available locally. The east coast provides dramatic scenery, magnificent sandy beaches, sailing, sea fishing and diving.

The village is centrally situated with the nearby towns of Duns, Coldstream, Kelso and Berwick close by which provide further comprehensive cultural, educational, recreational and shopping facilities. The main line rail station at Berwick has regular services to Edinburgh and London and Edinburgh and Newcastle are within easy reach by car.
