This beautiful two bedroom park home occupies an above average sized corner plot, with south facing rear gardens, on a fully residential site on the border between England and Wales, and its elevated position allows for spectacular views of the beautiful Middletown, Breidden, and Moel y Golfa Hills to the front.

The 40ft x 20ft home was purpose built by Tingdene in 2008, with a third external door and electrics to the rear, for the connection of a conservatory. The almost 10ft x 10ft conservatory has blinds fitted to all side windows, and a ceiling fan light, along with ample plug sockets and a TV aerial point, an entrance porch is fitted to the side of the home.

The home has full double glazing, gas central heating a new central heating boiler was installed in 2019 , and a part boarded loft with integral drop down ladders. New carpets were fitted throughout in 2012.
A chassis and under floor inspection was carried out in 2017, and a survey inspection of the whole park home, including the roof and beneath the home, was carried out in September 2020.

The en suite has is fitted with white units, including a shower with glass sliding doors, a top flush toilet, and a sink with cupboards below. There is also a wall mounted storage unit with a door mirrored on both sides, and integral lighting. This room has a frosted glazed window to the rear complete with roller blind, an extraction fan, and a radiator.

Second bedroom – the second bedroom has fitted wardrobes and drawers and comes with a mirror with wall light above. It is currently being used as an office, and can accommodate two full sized office desks with chairs. This room has a window to the side, 3 double electric plug sockets, and a ceiling light. A frosted glazed door to the rear leads directly into the conservatory.

Conservatory – the almost 10ft x 10ft conservatory has windows to three sides all with pull down blinds. It is fitted with a 3 speed ceiling fan combined with light, 2 double electric plug sockets, and a TV aerial socket. The external door leads into the rear garden.

Outside outside, there is a low maintenance front garden, and a private drive to one side for one vehicle there are ample visitors spaces on the park . There are footpaths to both sides of the home, and a variety of shrubs bushes trees. The rear garden is extremely private, consisting of a substantial slabbed patio area and 10ft x 6ft garden shed with electric light and sockets fitted. There are steps up to a higher level garden area, which again is low maintenance, with apple trees and a raised flower bed full of flowers and shrubs. There is an external water tap to the side of the home.
