Just outside the Welsh village of Llangynog, (on the Southern fringes of the Snowdonia National Park), are the beautiful Old Rectory and versatile Old Church House. Dating from the 1800 s, they ooze character and peacefulness in abundance. The Old Rectory has oak flooring, high ceilings, deep skirting boards and coving, period windows, wood burning stoves, and stunning views. It comprises a dining/family room, a delightful sitting room, and lovely breakfast room

(complete with a range stove), galley kitchen, utility room and cloakroom, (the latter is large enough to convert in to a second family bathroom). There are three, good sized, double bedrooms, a single bedroom/office, and family bathroom. The property is versatile and can be reconfigured easily to suit your lifestyle. OWNERS COMMENTS The Old Rectory and The Old Church House form a unique property that occupies a picturesque location in the village of Llangynog, which is located in the beautiful Tanat valley. The main house and separate cottage sit in a third of an acre of grounds and enjoy open views of the surrounding countryside and magnificent Berwyn Mountains. Said the owner of The Old Church House: ?My godmother lived in the village and it was while on holiday that we fell completely in love with the place. As soon as you open the car door you can smell the sweet air, and the views are inspiring. The valley is known as a ?thin? place, where heaven and earth meet.?

Father and son owners, Trevor and Bruce, noted that ?The property was purchased twenty-three years ago. We have modernised both properties, but in a sympathetic manner to their traditional, stone construction. The electrics comply fully with the latest standards, double-glazing is fitted throughout, the wood burners are incredibly efficient, and the d?cor reflects the natural light. Both the main house and the cottage stand alone, but we?d say that their sum is far greater that the two parts. The Old Rectory is a very happy, family home and the cottage provides versatility. For example, it could be used for relatives, to generate an income from short or long-term rental, or as an inspirational office.?

?It is the spectacular location that truly sets this property apart,? they continue. ?The buildings are enveloped by a third of an acre of very well maintained and beautifully landscaped grounds, and the whole property is surrounded by open fields and mountains beyond. Totally unspoilt, it has enabled two generations of children to grow up outside in the fresh air. We would go hill walking, mountain biking or go across to the quarry, light a fire and cook sausages under the stars. The location is idyllic.?

Favourite Room: ?The dining room is my favourite room in the main house,? says Trevor. ?It?s a lovely big room in which we can all gather together around the table for family meals, and it has a huge bay window with the most incredible views.?

Favourite aspect of the grounds or surrounding area: ?Our immediate surroundings are extraordinarily picturesque and standing out in the garden you really do feel a million miles from anywhere, however we?ve never felt isolated,? says the owner. ?We can be in either Oswestry or Welshpool in around half an hour and both Liverpool and Birmingham are no more than an hour and a half away by car.?

Memorable event : ?Over and above the beautiful surroundings this is a place with so much to offer,? say the owners. ?Across the valley we have a world-class mountain biking centre, we?ve been able to go white water rafting at Lake Bala, the village has two pubs and the restaurant and facilities at the nearby Lake Vyrnwy Hotel are excellent. Living here has afforded us all a fabulous quality of life.?

What they?ll miss most / why they are leaving: ?This is a place quite unlike any other and the house has been such a happy home but the time has come for someone else to enjoy all it has to offer,? says the owners. ?We?ll be sad to let it go but we?ll take away some fabulous memories.?"
