"We are delighted to offer onto the open market this modern detached family home set on a generous plot of just over half an acre and with open views of the surrounding countryside from its elevated position. Drive and Garage: The drive leads up from a minor road to the property with parking and turning areas and access to a large single garage featuring an electric door, light and power. An oil fired boiler provides hot water for the under floor heating. Solar panels are fitted to the south facing roof above the garage and a security system, external lights and water taps are fitted around the house. There is potential to install a lift or internal stair from the garage up to the entrance porch on the main floor. Hall, Lounge and Sun Room: The entrance porch has a large storage cupboard, which is the potential lift/stair shaft, and a glazed oak door giving access to the main hall. This substantial hall has a full height ceiling, wooden flooring, and provides access to the lounge, kitchen, stairs to the upper floor and an inner hall leading to three bedrooms and family bathroom. The lounge is a good size with a Portland stone fire surround and wood burner focal point. There are two large windows providing open views to the west over Strath Tummel. Bedrooms and Bathroom: The inner hall provides access to the main bedroom and en-suite, a good sized third bedroom with double aspect windows facing south and west, a fourth bedroom overlooking the north lawn area, and the family bathroom with a Whirlpool shower/bath and linen cupboard. Directions to property - Driving northwards on the A9, about 2 miles after the village of Ballinluig, turn right at the sign for Croftinloan then immediately right again for Dalcapon. Drive up the hill, round a bend and Pitcastle South is on the right. Driving southwards on the A9, about 1 mile after Pitlochry, turn left and immediately right again for Dalcapon.
