"The cottage has mellow brick elevations under a hipped clay tile roof. It is set back from the road behind a pavement and cottage garden that extends to the side and rear. In addition a further plot of land alongside the property is rented on a long term basis. The interior has been the subject of a number of recent improvements including a new kitchen, recently installed bathroom with power shower, double glazing and upgraded plumbing. A recently built extension to tile rear of tile property has further enhanced the accommodation by providing a separate dining room and a large master bedroom.

Lewknor is a particularly attractive village situated at the foot of the Chilterns and within a designated conservation area. The village has a public house, primary school and parish church. The town of Watlington is only three miles distant, offering more comprehensive facilities, while the proximity of the M40 provides easy access to the Midlands, London and the major regional business centres of Oxford and High Wycombe.

Panel enclosed bath in fully tiled surround with wall mounted power shower fitting. Oval washbasin with ceramic tile surface, splash back and heated mirror. Low flush WC, heated towel rail and air extractor fan. Recessed low voltage downlights.

MASTER BEDROOM:
A lovely room to the full width of the property giving an outlook over the rear garden. Fitted solid wood wardrobes with hanging rail and storage lockers above. wall light, telephone and TV points.

OUTSIDE

GARDENS
The cottage is approached via a low picket fence and gate with a paved footpath to the front door. Abundantly stocked beds lie to either flank. The paved footpath leads through a further picket gate with pergola to the back of the property and the garden. A low brick wall encloses the Propane gas tanks. 45` x 34`, Enclosed by close boarded fencing. The lawn is bordered by well stocked beds with a variety of shrubs, plants and climbers including Clematis, Jasmine and Honeysuckle. There is a mature Apple tree, hardstanding for a greenhouse and shed. A vegetable plot lies to one corner. Outside water tap.
In addition, a side plot of land is part of the garden. This is rented by the landlord and will be for the use of the tenant while this arrangement continues. The plot extends to 53` x 48` and is laid to grass with vegetable bed and a number of mature trees and shrubs.

Leave Watlington on the B4009 towards the M40. After approximately two and a half miles turn left into Lewknor Village. Pass Lewknor Close and Weston Road on your left and the property will be found on the left shortly after The Leathern Bottle public house.
