"You enter into a bright entrance hall with a tiled floor, galleried landing, under stairs cupboard and a further coat cupboard to your left. Continuing clockwise the kitchen and dining room run the width of the house. The kitchen overlooks the front of the house and is comprehensively fitted with wall, base and an island unit, integrated appliances, a gas range cooker, granite work surfaces, a tiled floor and is open plan to the dining room at the back of the house. Tinted double sliding doors lead out to the garden and folding doors to the sitting room, giving you the option of a completely open plan ground floor, which is great for entertaining. Off the kitchen is the utility room with a stable style door to the front, fitted units, space and plumbing for a washing machine and the gas fired boiler. Ahead of you from the hall is the sitting room which is entered via double doors and, as with the dining room has tinted sliding doors out onto the garden. To your right from the entrance hall is the study or family room. Upstairs is a spacious landing with a velux window, which allows light to flood in. Off the landing are four double bedrooms and a family bathroom. Three of the bedrooms have fitted wardrobes and the master also has an en suite.

The property is set well back from the road in a private situation backing onto and looking out over Lye Valley Nature Reserve and SSSI. Headingtons shops, amenities, BMW plant Oxford, and three of the Oxford University Hospitals NHS Foundation Trust's four hospitals, The Churchill and Warneford hospitals and the Nuffield Orthopaedic centre, are located within a 0.6 mile radius of the house. Trains from Oxford Rail Station run to London Paddington with journey times from 57 minutes or Oxford Parkway Station runs trains to London Marylebone, with journey times of 54 minutes.
