Description

Situated in a conservation area in the heart of Charlbury, on a plot extending to about half an acre, Markstone is understood to have been built originally in the 1950s on the site of an orchard. Approached up a private shared drive, the substantial detached property was later extended in the early 2000s and has since been further updated by the current owners. Accommodation today is centred around the kitchen breakfast room, the heart of the home. Overlooking the garden, bi fold doors open up to the wide terraces. There is a central work island, oil fired 4 door Aga, and additional ceramic hob and electric oven. Two reception room include the family games room which is accessed both from the hall and the kitchen and could alternatively be used as a dining room depending on needs. The sitting room, with wood burning stove has a bay window and also overlooks the garden. There is a useful rear entrance boot room and separate utility laundry room.

On the first floor the principal bedroom with a walk through dressing area and ensuite shower room enjoys views over the gardens. There are three further double bedrooms and a family bathroom on the first floor, with stairs rising to a pretty second floor bedroom, with shower room, and lovely views over roof tops of the Cotswold countryside. There is also access to spacious loft space offering further potential to convert, subject to relevant consents.

Outside, the property has a paved drive with parking and electric car charging point. Excellent for commuters, Charlbury mainline station provides a regular service to London Paddington from 70 mins. Alternatively, Oxford Parkway service to London Marylebone from 60 mins. The M40 J9 is about 15 miles away. Charlbury is also well situated for a wide range of both state and independent schools.

From Oxford take the A44 north. Shortly after Woodstock take the B4022 signed to Charlbury. Follow signs to the town centre. At the crossroads with Enstone Road, turn left.
