"An imposing six bedroom stone built period farmhouse that has been tastefully extended for contemporary family living, with a detached timber framed home office/annex and private walled garden in the extremely desirable Oxfordshire village of Stratton Audley.

Mulberry Farmhouse is an attractive stone built property dating back to 1782, the accommodation is arranged over three floors and offers the type of flexible living that suits modern family needs.

The property is approached via a gravel driveway with a painted wooden gate to an enclosed rear garden.
Just off the entrance hallway is a boot room, perfect for hiding all a families coats and sporting equipment from sight. The Kitchen/breakfast room is the 'hub' of the house having been opened out to a fabulous conservatory that was added in 2006 which provides room for all the family to gather together for informal dining.

The kitchen is fitted with a good number of cream painted units in a farmhouse style that are complimented by exposed timber beams and a terracotta tiled floor. The central island provides additional storage and is the perfect space to perch and chat to friends whilst enjoying a coffee or glass of wine. There is an electric AGA and space for a conventional oven.
The conservatory has underfloor heating and is without doubt one of the 'wow' features of this 18th century village home, enjoying views over the private and sunny rear garden.

The sitting room is double aspect and has the benefit of a large Inglenook fireplace with a timber mantle and log burner, shutters on the windows and solid oak flooring also add to the atmosphere of this lovely room.

A second large reception room with a Clearview wood-burner is currently used as a study, but would make for a lovely family room or den. There is a store room accessed from the Family room that steps down with a window at one end, perfect for storing toys or files.
A useful utility room with cupboards and a W.C completes the ground floor accommodation.
The first floor can be accessed from both the hallway and via a second staircase between the family room and sitting room. There are 4 double bedrooms on this floor all with views over the lovely rear garden, the master bedroom has a large en-suite bathroom, which can also be accessed from the landing, serving as a 'jack and Jill bathroom'

Stratton Audley is about 2.5 miles north-east of Bicester and about a quarter of a mile south of the A4421 Bicester to Buckingham road. The village has a church and a public house ?The Red Lion?

Bicester is the nearest town and has two railway stations. Bicester North offers a great commuter service to London Marylebone in around 45 minutes and you can reach Birmingham in 1 hour. Bicester Village Station offers a service to Oxford and a further route to London Marylebone.

The M40 is within easy reach at J9 or J10 and offers access to London, M25, Oxford and Birmingham. Bicester itself is an historic market town with a wide range of shops, together with cafes, pubs, numerous restaurants, weekly markets and a new Sainsbury?s supermarket and cinema complex.

Bicester Village is a dream destination for designer shopping with 130 luxury boutiques all on your doorstep and is a few minutes drive or a five minute walk from the town centre. "
