"A three bedroom stone fronted terrace cottage in need of complete modernisation throughout. Located on the edge of the village, the property offers a single garage (in a nearby block) and an enclosed rear garden. A rare opportunity to add value. On the ground floor, there is a lounge/dining room and a separate kitchen both of which have rear access to the garden. On the first floor there are three bedrooms and a bathroom. The modernisation is likely to include:- heating, wiring, plumbing, plastering, replacement of kitchen, bathroom, windows, doors and redecoration. The garden will also need attention.

Situation
Situated approximately 4.5 miles west of the historic market town of Banbury, the village of Shutford was once heavily involved with Banbury's plush weaving industry dating from about 1750. Banbury was the centre for dyeing, marketing and distributing. However yarn was sent out to the surrounding villages where it was woven. In 1841 two thirds of all plush weavers in the country lived in the Banbury area and, of these, about a quarter were in the village of Shutford. The village has a vibrant community with a newly refurbished village hall, St Martins Church and the popular George & Dragon public house & restaurant. The Shutford village website gives regular updates on what's happening with movie nights, yoga and pilates, walks for striders or strollers, book clubs and concerts as well as the ever popular Shutford Festival held in June at The Manor House Park.

The village comprises predominately ironstone properties with the nearby village of Sibford offering a village shop and post office, primary school and a private secondary school as well as a doctors surgery. Other nearby private schools include Warwick, Tudor Hall and the Stratford Grammar school. Banbury town offers comprehensive shopping including Waitrose and leisure facilities as well as excellent transport links with junction 11 of the M40, a mainline train station with services to London Marylebone in under and hour as well as Soho Farmhouse approximately 10 miles away.
