"A well presented period terraced property facing east west with plenty of natural light, well proportioned rooms and located within a short walk of the centre of Hexham.

Ground Floor

The property is approached via the front garden which is predominately laid to lawn. The house is entered through a partially glazed uPVC door which leads into the good sized entrance hallway with cubby under the stairs which could be used as a small study or provides great additional storage space.

The first room on the left is the living room. The main focal point is an attractive large inglenook fireplace with exposed brick and tiled hearth offering a cosy and homely feel. Attractive coving surrounds the ceiling and large uPVC windows provide a pleasant and very green outlook over the lawned garden and mature trees beyond. The living room also benefits from attractive deep skirting boards, panelling beneath the window and also a charming wood panelled door providing plenty of character.

The kitchen/ dining room takes up the full width of the house to the rear; it has an inglenook within chimney breast, large east facing uPVC window accompanied by a smaller uPVC window and external access into the rear courtyard.

The kitchen itself has a fantastic feeling of space which is further enhanced by the high ceilings. There are ample oak counter tops, a range of wall and floor mounted cupboards, integrated sink with stainless steel drainer with mixer tap as well as an integrated oven, hob and extractor, dishwasher and washing machine. To the side of the chimney breast lies further glass fronted cabinets, counter top space and inbuilt storage with plenty of shelving.

Stairs with attractive bannister and spindles lead from the hallway to the half landing with large west facing window. A further small set of stairs lead to the first floor landing.

First Floor

There are two generous sized double bedrooms on this floor; with one facing east enjoying views over the rear courtyard and one facing west with views over the garden.
The family bathroom comes well equipped with three piece white suite, storage beneath basin, central taps on the bath, low level WC as well as a sliding door walk in shower. There is also a chrome finished heated towel rail and attractive painted panelling to dado height.

Stairs with two partial turns lead to the second floor.

Second Floor

The bedroom on the second floor is of a great size and offers plenty of storage as well as a walk in wardrobe. There are three Velux windows; two facing west and one facing east ensuring that this room is also incredibly light and airy.

To the rear and east lies a flagged courtyard which has two coal and wood stores and an attractive stable style gate. This area provides an ideal space for a table and chairs and will benefit from a great amount of morning sun; perfect for breakfast or a coffee outside.

To the front and west lies a majority of the property`s gardens; they are primarily laid to lawn with gravelled area and flowerbeds allowing for personalisation and plenty of colour in the summer months.
