Main Description
1 West End is a historic semi-detached house on the banks of the River Tweed with a wonderful outlook over the medieval Old Bridge towards the Elizabethan fortified town walls. The property boasts a number of original features and includes a dining room and breakfasting kitchen on the ground floor, a living room/bedroom and double bedroom to the first floor and two double bedrooms to the second floor.

1 West End is understood to date from 1777 and enjoys an attractive location in Tweedmouth with views over the River Tweed towards Berwick. The front entrance door opens onto an entrance vestibule leading to an inner hallway with stairs up to the first floor. The dining room enjoys a double aspect allowing plenty of natural light and is warmed by an open fire in a cast iron surround. The large breakfasting kitchen is well appointed with plenty of wall and floor mounted units with granite effect laminate worktops, a built-in electric oven and ceramic hob, and a two oven gas fired AGA. A cupboard houses a Worcester gas central heating boiler, installed in 2019 and fitted with a Hive Active Heating system. A door leads down to a cellar with useful storage space. The ground floor accommodation is completed by a shower room with hand basin, WC and shower in a separate cubicle.

On the first floor a landing leads to a lovely light filled living room/bedroom with a double aspect and a bay window with a window seat to relax in and take in the river views. A spacious double bedroom has two built in cupboards for storage and boasts the original cast iron fireplace. The family bathroom has a hand basin, bath with over bath Mira Sport electric shower and WC. A further staircase leads up to the top floor with two double bedrooms, both with river views, built in cupboards and the original cast iron fireplaces.

Outside
A gate to the side of the house leads to a rear yard with shared access providing off-street parking for two cars and an attractive patio for sitting out and enjoying the sunshine.

Location
1 West End lies at the southern end of The Old Bridge, which was built in the 17th Century, and is one of the finest bridges in the country. The popular and busy Bridge Street, with its independent shops, bars and cafes is a short walk across the bridge and the main Berwick high street and town centre is within easy reach. The historic Elizabethan town walls provide access to a number of bracing walks with spectacular views over the Tweed Estuary and out to sea.

Berwick upon Tweed has a comprehensive range of facilities including a variety of shops, restaurants, and banks as well as the award-winning Maltings Theatre. The mainline railway station is within easy walking distance and offers regular services to Edinburgh and Newcastle as well as London, some three and a half hours to the south. The A1 is close at hand providing good access to the regional and national road network.

The local area is well known for its spectacular scenery with the rugged coastline and unspoilt beaches of North Northumberland and the imposing Cheviot Hills. Lindisfarne National Nature Reserve, Bamburgh Castle and the ancient Border towns of Coldstream, Kelso and Melrose are within easy reach. There are a number of excellent links and inland golf courses locally, including a Championship course at Roxburghe, and racecourses at Kelso and Musselburgh. The area is renowned for the quality of the countryside pursuits on offer and the east coast provides dramatic scenery, magnificent beaches, sailing, sea fishing and diving. Despite its proximity to both Edinburgh and Newcastle, the area has a low population and therefore offers a quality of life that is becoming increasingly rare.
