"A great opportunity has arisen with the sale of this roomy Victorian family home which was built circa 1876 and is located within easy reach of the city centre and close to the Hospital and Nestle. Set slightly back from the road with a front forecourt and a walled rear garden, something not always on offer with properties so close to the centre of York. You have a panelled and painted front entry door with a window over leading into the hall which has a laminate tile effect floor, doors leading to the two reception rooms and staircase to the first floor. The sitting room is situated to the front and has a tall splayed bay window which allows natural light to stream into the room. At the rear of the property you have the dining room which enjoys an outlook down the enclosed rear garden. Then to complete the ground floor you have a well equipped kitchen that has floor and wall units and integrated appliances.

Alighting from the stairs you have a spacious landing having built in store cupboards and space to allow access to the loft to provide further accommodation. Naturally you would need local authority consent to create further accommodation but a number of properties in the area have carried loft conversions. There are four excellent bedrooms and large bathroom, which has a white suite including a bath with shower over, pedestal wash basin and wc. A full height cupboard houses the gas fired combi boiler which provides central heating and instant hot water. The rear garden gives space for children to play and scope for the keen gardener to create a kitchen garden. You have resident permit on street parking. There is a gated access alley running down the side and across the rear of the terrace.

There are local shops nearby, bus service to the city centre, primary and secondary close by and the centre of York provides a vibrant commercial centre with many shops and leisure attractions including cinema and theatres. You have great road connections that link to the business centres of West and South Yorkshire. York station is located on the East Coast main line offering a service to business centres regionally and nationally."
