" Rarely do I become excited by a property and since New Year we have had some fabulous homes coming on to the market and they are just getting better and better. Our Selby home owners should be proud of themselves, their homes deserve to be in glossy house magazines and this one is the epitome of an extended, three bedroomed semi-detached house with garage. Let's start by pulling up and parking on the block paved drive - there is off-road parking for several vehicles, as well as an attached brick-built garage. Shall we enter by the front porch or the side entrance hall. The choice is yours? I'll go through the porch.

There is so much to talk about in this home and not enough space on the brochure, so you really must book a viewing to ensure you don't miss anything. However, this modern spacious lounge with its Oak laminate flooring, modern radiator and feature brick wallpaper is complemented with a large picture window to the front elevation allowing the sun to shine through making this a light and airy space in which to relax after a long, hard day at work.

Through into the inner Hall, you will find the stairs to the first floor and glass panel French doors leading into the Family Room. With view across the garden through a further set of French doors and twin skylight windows, laminate flooring, modern radiators and spotlights, this room brings that 'outside' in feel, whilst somehow combining a cosy, relaxing ambience.

Let's go through to the Kitchen, where we find 'country' style kitchen wall and floor units with a modern white twist, Shaker style handles and wood block worksurfaces and upstands. Built-in cooking facilities include an eye-level Electric oven and Microwave and a Ceramic hob with splashback. A one and a half bowl single drainer sink unit with mixer tap over and space for a washing machine. There is also picture window to the rear elevation overlooking the garden and laminate flooring. What is that I spy? A wine cooler!

The Kitchen is open plan, with a small step down into the side entrance hall.

The Dining Room, which is accessed from the side entrance hall also has French doors leading into the rear garden, laminate flooring, modern radiator and feature brick wallpaper.

Upstairs, the landing provides access to the bedrooms, the shower room, separate w.c. and houses a storage cupboard.

The Master Bedroom lies to the front of the property and has a built-in storage cupboard. Bedroom Two, another 'double' lies to the rear. Bedroom Three, a 'single' lies to the front.

A modern Shower Room with corner shower cubicle has a Mains fed shower and a range of white fitted bathroom furniture incorporating a vanity wash hand basin. An obscure window to the side elevation.

There is a very handy, separate w.c. and vanity handwash basin with attractive tiling, matching the shower room.

Outside: To the rear of the property is a most appealing, low maintenance, enclosed rear garden. With painted, high level, shaped panel fencing and stained timber, raised decking of various heights creating lots of interest and areas to explore. There is a circular, brick edged lawn set within a graveled 'courtyard' style setting with in-set mature specimen Yucca plants and some mature hedging.

There is also a 'Lady Shed', or is it a 'Man Cave'? It could even be used by young children or a teenagers hang-out space. If you become the lucky buyer - you get to choose.

Either way, there is going to be a lot of interest in this particular home and I sincerely suggest you make an early booking to view if you are interested.
