Crakehall Ings is situated at Kirkbridge a mile or so to the east of the popular village of Crakehall amidst beautiful pastoral countryside in an extremely quiet and secluded location. Crakehall itself is a picture postcard village with village green, public house, a well supported church, and an excellent primary school. In addition, the local service station also provides a village shop. The market town of Bedale is a couple of miles to the south which offers doctor?s and dental surgeries and all the usual commercial and retail facilities required on a daily basis.
The A1(M) is just a ten minute drive away at Leeming Bar allowing excellent commuting to the commercial centres of the North East including Leeds, York, Harrogate, Darlington and Newcastle. The nearest train station is at Northallerton approximately twenty minutes drive away, which is on the East Coast mainline running an excellent service from Edinburgh to London?s Kings Cross with most trains stopping at Northallerton. Journey time to London is usually two and a half hours.
There is a wide choice of schools available in the area with excellent secondary schools at Northallerton, Richmond, Bedale and Leyburn. The renowned boy?s preparatory school at Aysgarth is a ten minute drive, and both Cundall and Queen Mary?s school for girls are just half an hour away. Crakehall Ings was formerly two separate farm cottages with 19th Century origins which were amalgamated and more recently have been considerably extended during the early 20th Century. Built of rubble stone under pan tiled roofs the property is in sound condition and following some redesign to create a larger reception room there remains a little refurbishment to be done and subsequent redecoration. Mains utilities are available with drainage running to a septic tank.
ACCOMMODATION
A modest reception hall benefitting from parquet flooring provides access to the sitting room which has oak floorboards and a dressed stone fireplace with open fire. To the other side of the hall is the newly created family room with a lounge area enjoying a dressed stone fireplace with wood burning stove and timbered ceiling; there is also a large dining area with a door leading to the inner hall which could in time be incorporated into the kitchen. Elegant brick built entrance gates grant access off the lane to the private drive running down to Crakehall Ings which is flanked by post and railed paddocks to either side. On reaching the property there is a large parking area and a double car port which forms part of the string of traditional buildings under pan tiles. DIRECTIONS
Take the A684 running from Bedale to Leyburn which brings you to the village of Crakehall. At the centre of the village green turn right leaving The Hall on your right and continue down the country lane for approximately one mile to the hamlet of Kirkbridge. Continue round the left hand bend over the river and you will see the lane to Crakehall Ings marked by a George F White sale board.
