" This immaculate family home has been enjoyed by our sellers over a number of years and during their occupation they have reconfigured and extended to provide flexible, spacious accommodation throughout.

The property is accessed via the front door leading to a generous entrance hall, with a door to the first of two ground floor shower rooms. Continue through to the impressive kitchen with its wood flooring. Modernised with shaker style units, a generous size island and a combination of granite and wood work surfaces, the kitchen also boasts a beautiful red 'Aga' and a further built-in electric oven and hob and as a nod to the country, there is a dresser style unit included.

The ground floor also offers two shower rooms, a separate utility room and a stunning sitting room, with its double, french style doors leading onto the patio to the rear.

The first floor has three bedrooms, with windows overlooking open countryside views and the coast. The second floor provides useful attic and eaves space, with more super views out of the velux style windows.
The outside space is another triumph with double timber gates to the front opening onto a shingle drive providing ample parking and storage, plus a useful carport. The gardens are mainly lawned, with paved patio areas, decorative trellis and a fragrant lavender hedge. If you are looking for more storage, the two timber sheds are also included in the sale. 

WARHAM Warham is a pretty village with many attractive flint cottages and houses. Situated halfway between Binham and Wells-next-the-Sea, it is not on the coast but close enough to walk or cycle there. Although only a small village it has two medieval churches. St. Mary Magdalen's stands at the west end of Warham, and All Saints', found to the south-east, has lost its tower. Inside, it has three fonts, one of which is Norman. South of the village, beside the river Stiffkey, is a fine Iron Age fort, known as Warham Camp. It is quite well preserved and makes for an interesting visit. The popular village pub, the Horseshoes, is a free house and serves meals.
