The property has been extensively updated by the current owner, who has carried out a schedule of improvements during the last five years. This includes a complete re modelling of the kitchen and the addition of a rear extension, which provides a spacious boot room and a separate utility room. The utility comprises an additional range of storage units, incorporating a Belfast sink and plumbing space for a washing machine and tumble dryer.
Across the hall from the main living space is the sitting room, a versatile room with double doors opening out to the west facing terrace. There is also a ground floor bedroom, which is ideal for visiting guests, with fitted wardrobes and a window to the rear. The bedroom is served by a stylishly appointed 4 piece family bathroom. Upstairs there are two further double rooms arranged around the galleried landing, which can also be used as a room in itself. Both bedrooms have been equipped with bespoke fitted storage units, with the master room enjoying an exceptional view over Town Marsh to the front. The first floor bedrooms are served by a neatly presented shower room. A further door from the landing opens into a large store room, which also houses the central heating boiler.

LOCATION
The property is within walking distance of the centre of the village, where you can find the famous Picnic Fayre and Cley Smokehouse, various Shops & Galleries, Artemis Cafe, Three Swallows Pub and Cley Windmill. The coastal path is only a short walk away, from where you can explore Cley Marshes and the beach, with Blakeney in one direction and Salthouse in the other. There is the famous Norfolk Wildlife Trust Cley Marshes Visitors Centre just outside the village, offering fabulous resources and experiences to help you enjoy the marshland and birdlife to its greatest potential. Cley is just four miles from the busy Georgian market town of Holt and easily accessible by car are the popular coastal towns of Wells next the Sea and Sheringham.
