SITUATION

The highly sought after village of Cley was formerly an old 18th Century port and retains many attractive brick and flint cottages alongside grander merchant s houses with Dutch gable ends.

Today it offers an eclectic range of shops on the doorstop including the Crab Pot Bookshop, Pinkfoot gallery, Cley Smokehouse, The Harnser Bistro, Made in Cley, and the renowned Picnic Fayre delicatessen.

The village benefits from St Margaret s Church an architectural delight, two pubs and the well known Wiveton Hall Cafe all within walking distance.

This is an Area of Outstanding Natural Beauty and a Conservation Area, Cley has a fabulous shingle beach which is within easy walking distance, perfect for swimming and family picnics, and offers easy access to the saltmarshes and Blakeney Point with many ways of whiling away leisure hours including sailing, seal trips, cycling, golf, amazing coastal walking and fine beaches. The Cley marshes wildlife reserve dates from 1926 and makes this one of the best places for birdwatching and the Norfolk Wildlife Trust bird reserve has a shop and caf where you can take in stunning views of the coastline with freely available telescopes. This area offer talks and events throughout the year.

If you want to keep a boat in Cley harbour, it is free and cared for by an active social club with many events throughout the year. Whether it is a canoe, paddleboard or a small traditional boat, setting out from here through the reeds is a wonderful experience.

Just four miles to the south is the Georgian market town of Holt, renowned for its attractive street frontages and for its wide and eclectic range of independent shops. As well as Bakers & Larners department store, there are boutiques, cafes and bars, doctors surgery, dentist, and post office. Holt is also home to the highly regarded Gresham s School, pre prep, prep, and senior, founded in 1555.

There is a buzz in the air in North Norfolk and the coast has the best of everything on offer, from locally sourced butchers, fishmongers and farmers markets to cool coffee shops, restaurants, delicatessens, up market farm shops and art galleries.


DESCRIPTION

Hill House sits high on an unmade track above the coast road in Cley, nearly opposite the beach road, with uninterrupted views over the reedbeds and marshland to the sea.

The property is accessed via a wooden door within a magnificent, tall flint wall which opens to the garden and provides shelter and privacy.

The glazed front door leads into an oak framed conservatory which doubles as an entrance hall, this is a lovely light and spacious area that in turn opens into the inner hallway; slate floor tiles run throughout with the benefit of underfloor heating.

To your right off this hallway is a cosy snug with wooden floorboards and a double sided wall based built in wood burning stove, an internal window to the conservatory allows in natural light. Beyond this room is a much larger sitting room also which benefits from the other side of the double sided wood burning stove, allowing plenty of reception options for family living, this room has south aspect from French doors that open onto the garden and terrace.

On the coastal side of the property, the kitchen benefits from really lovely views out over the saltmarsh, particularly from a picture window that provides the perfect place to sit and take it all in. This room is fitted with a range of high shine kitchen units with a breakfast bar. Integrated appliances include a Siemens dishwasher, Toledo double range cooker and Rangemaster extractor and there is space for an American style fridge freezer. The kitchen also offers plenty of space for a good sized dining table and chairs.

Also on the ground floor, a small boot room leads to a back door, and a separate spacious ground floor WC, there is space in this room to utilise it as a utility room, allowing the current utility upstairs to become a bathroom if desired.

The stairs turn up to the first floor landing with a large east facing window giving splendid views down the coast, along with letting in lots of the morning light. The utility room is located on the landing with space and plumbing for a washing machine and tumble dryer and there is also a sink. Further along the landing is a good sized airing cupboard and some further storage cupboards.

The main bedroom, from its corner position, allows the best views from north and west aspect, this is a fabulous place to capture the ever changing colours of the marsh and beautiful sunsets.

There are two further double bedrooms, one has west aspect and the other also has views over the saltmarsh and the garden to the south. The fourth bedroom is a single bunk room.

Two bathrooms serve all of the bedrooms, one has a bath with a shower over, and adjacent to this bathroom is a separate WC. The main bathroom is beautifully fitted in a contemporary style with a glass surface positioned basin, large bath and separate generously sized shower.



OUTSIDE

The garden rises up to the south in terraces with several paved or decked areas for taking in the views and enjoying outside dining or relaxing A raised wooden observation decked area sits adjacent to the north boundary wall, and above the single garage, perfect for alfresco dining and watching the sunsets.

The garden has a selection of established shrubs and trees, two wooden storage sheds and two greenhouses, however it is the studio at the very top of the garden that really steals the show. With a wood burning stove, power and easily accessible water, it offers lots of potential, whether it be for an artist or yoga studio or as a home office, it could even become another bedroom if a shower room were added, although this may be subject to planning permissions. It goes without saying that from the top of this garden you can see for miles down the coast in both directions.

The vendor had permission to convert and extend the storeroom that is joined to the back of the house to create a bedsit granny annexe. Whilst this planning has expired it could be reapplied for.
To the east side of the house a further door within the boundary wall gives access to the back door and would allow completely separate access to the annexe if it were built.
