"WAYSIDE Sowerbys are pleased to offer this charming character cottage with generous gardens in the popular village of Gressenhall. With rendered elevations and a pan-tiled roof, this property provides a wealth of character; from beamed ceilings and fireplaces to the exposed timber work in the bedrooms. The house has been partially modernised, with an externally mounted oil boiler installed in the last five years; however, parts of the property still require a level of refurbishment to be carried out. The accommodation briefly comprises sitting room with fireplace, dining room with fireplace, kitchen, rear porch, inner hall and ground floor bathroom; with three bedrooms and the shower room accessed from the first floor landing. GRESSENHALL An unspoilt rural village which has a post office/village stores and is also the home of the Rural Life Museum. Further amenities can be found in the nearby town of Dereham with a wide range of facilities including schools, a swimming pool and golf course. The village is in the catchment area for the well regarded Litcham High School. The cathedral city of Norwich is about 20 miles away with cultural and leisure activities for most tastes.
