Monmouth is a friendly and bustling market town situated in the lower Wye Valley but is probably best known for its educational establishments, possessing both public and state school systems. The town commands rapid access (via the A40) to both South Wales, the industrial Midlands, whilst the Severn Bridge (16 miles to the south) at Chepstow, allows the Home Counties and West of England to be reached within a few hours traveling time.

Wyefield Court is as its name suggests a "no through road" to traffic which as a result, is relatively quiet and traffic free. Known locally as Dialswood (from St Dials Wood which adjoins the rear road) it forms part of the suburb of Overmonnow which lies to the West of Monmouth town centre, the two being joined by a series of pathways, allowing easy access, to the main supermarkets, the park, petrol station with attached general store, Doctor's Surgery and modern Junior School, all being reached on foot in about ten minutes from this property.

The history we understand of this house, is that our clients purchased the home form new, from the builders in December 1986 but by 1990 they had decided to change the kitchen units. In a further few years the house was significantly extended to provide not only a new kitchen with a new third bedroom above but also a dining room. The conservatory followed a couple of years later as did the conversion of the attic void to provide a hobbies room, which our clients family have found most useful! The present central heating boiler was installed about 4 years ago while the slate floor to the dining room and conservatory was laid during the past two to three years.

It is with mixed emotions that the family, most of whom have been brought up at No: 28, are now moving to take up residency within a converted barn at nearby Raglan.

The accommodation is arranged as follows: -

GROUND FLOOR
ENTRANCE HALLWAY with an attractive hardwood and leaded double glazed front door and semi glazed ceramic tiled floor. Useful cupboard leading off while a small paned glazed door leads through to:-

KITCHEN 9'3 x 7'8, with an attractive semi glazed tiled floor and an oak range of kitchen units arranged in an "L" formation with ceramic tiled work surfaces, inset into which is a one and a half bowl Astrarite type sink. Ample base and wall cupboards with a concealed dish washer and fridge. Further around to the right, is a Neff double fan assisted oven with an adjoining ceramic hob, above which there is a kitchen extractor with matching wall cupboard range. A second range is located above the fridge/dish washer, while the window is fitted with a venitian blind with inset halogen down lighting to the ceiling. Adjoining is a
BOILER/DEEP FREEZE ROOM with a similar tiled floor and a triple base cupboard with tiled work surface. Wall mounted gas combination boiler and provision for an American style fridge freezer (which is optional) with a radiator directly opposite. Inset halogen lighting and venician blind to window.

FIRST FLOOR
LANDING with built-in airing cupboard leading off. Doors also off to:-
BATHROOM with ceramic tiled floor, coloured three piece suite comprising panelled bath with shower attachment and with a separate shower over one end, the bath being contained in virtually a fully tiled recess whilst adjacent there is a pedestal wash basin and a close coupled low flush wc. Dado panelling, roller blind to window, pine framed mirror and a chromium plated ladder radiator.
