"£10,000 BELOW HOME REPORT VALUATION - 1 Abden Avenue is a beautiful detached house at the end of a quiet cul-de-sac. The property has six bedrooms and has a wonderfully flexible layout and must be viewed to fully appreciate this fantastic home. The entrance door opens onto a stunning hallway with its galleried stairway. On the ground floor there is a spacious sitting room, a formal dining room, a family room with a spacious kitchen and separate utility room, bedroom six, cloakroom and storage. On the upper level there are five bedrooms. The master and guest bedroom/studio are very generously sized with en-suite shower rooms and walk in dressing rooms. Off the master bedroom, the dressing room is windowed and could be easily used as a nursery/study. The three additional bedrooms are again well proportioned and all have wardrobe space. The large garden is laid, mainly to lawn with access by French doors by both sitting room and family room. There is parking for three cars in the driveway to the front of the property as well as an integral garage. The house is situated on the fairmeadows/hawthorns estate close to the village of Rosewell which is an easy and pleasant commute to Edinburgh in 20 minutes by car.
