"Hang on a mo; stop scrolling and do yourselves a favour and digest firstly the photos of this extremely comfortable 'pad', then move on to the floor plan below showing the part open plan, welcoming entrance and then onto the size of the individual rooms and finally consider the ease (perhaps too easy) of the stroll for breakfast at Home, lunch at the OBK and a plate of Tapas at the Courtyard - not necessarily all in one day of course.....

Picking out the differences For this is different; trendy yes, but strip the cosmetic decor and focus first on how this flat stands out from others in its price range. It has, for example, off road parking for two. It also has it's own entrance and own private outdoor space - front and rear with the front 'terrace' area with ample room for table, chairs and bbq. The hall is a really cheerful surprise too - big and open plan, with room enough for a table for two for breakfast and with a rear facing galley kitchen. There's a real cast iron wood burning stove - a first for us within an apartment. Then there are the two individual pvc doors (rather than a pair) opening from the living room to this perfect outdoor space. There's even access from the main bedroom to the 'terrace,' whilst the main entrance to the apartment stands adjacent to a large gravelled drive with room for two cars per flat if needs be. Impressive info' And on a 'technical' point the apartment's service charge is about to be raised to a very reasonable ?60 per month (lower than the average around and about Oxton). There is a lengthy lease assigned too and the owners all share the freehold between themselves so there are no extra costs for outsourcing management issues. Combined Individually the above features may not make this property different but collectively it's considerably rare indeed to find all these aspects rolled into one, as it where; one particularly appealing and cheerful home. Extras that count Now to the cosmetic touches our clients have added; from the rich, dark oak effect laminate flooring that runs from room to room

(Also, it has to be mentioned that both bedrooms have Victorian cast iron fireplaces) The bathroom, the last refurbished room to mention, is fresh, smart, spacious and tiled with a 'p' shaped bath and shower unit. Of course all windows are in pvc and supported with a modern gas heating system - mind you, if you adjust your wood burner on 'simmer' you can keep the heating off whilst you walk up to the Village for your weekend stores.
