"Smart, homely, bright, comfortable. All those things and more you'll find here. It's just a nice friendly and well presented home, which given two young children in the home is a credit....

Bright You can see from the photos (taken mid morning, mid April) where the sun lies - in the back. See it in the conservatory or the back bedroom or bathroom - a house then on the sunny side of the road.. Extras Straight to the key features then; other than that well presented and kept accommodation: a rather large and for that enviable conservatory (access to kitchen and dining room); a high end, quality fitted kitchen and bright fresh and modern bathroom. Also, huge on the list of your priorities or 'features' to look out for should be the location. You know it: Location, location... ..and Marston Close, tucked up away off Davenham, itself a no through road, is quiet, not too well known and very handy especially should you be considering St Saviour's as your choice of Primary school. Of course, there's a bus on Holm Lane too, a road that gives quick access to the motorway. Sensible Returning to the accommodation and there's good use of easy to maintain floor covering. From the laminate in the separate hall through to a slightly different finish within lounge and dining area and with contrasting floor tiles to kitchen and conservatory. Extras The front living room has a rather attractive limestone lookalike fireplace with pebbled living flame - a tactile, smooth, curved feature. This room has a door from the hall whilst the dining room - currently open plan to the living room, also has a door to the kitchen. Especially given the size of the conservatory, it would, could create two good separate entertaining room too. Just a suggestion as an option of what is, for our client anyway, already a very workable arrangement. Best of the best Google James James of West Kirby Kitchens- (a German Rational installation) for if you didn't know, they are up with the best of kitchen designers and installers; award winning. Chunky, durable, stylish, practical. Plenty of soft closing drawers and cupboards and with plumbing and brushed steel Neff hob and Kupperbusch oven and with tiled splash backs to walls and contrasting floor allows for easy cleaning. Handy access The kitchen not just opens to the dining room but conservatory too. This is particularly convenient given you may want to put your dining or second eating table in here. More than just a conservatory A room that is genuinely big enough to accommodate both settee and table with chairs along with proverbial flat screen, centre stage. First floor Upstairs and the standards of decor and presentation don't drop. In fact the bathroom is a particularly attractive space; tiled and nice and bright. The main bedroom, to the front of the house, has contemporary styled and quite new wall to wall wardrobes; doubles either side of a double bed recess with matching units overhead. The third bedroom, neutral in colours, is the current nursery. Outdoors A smart block paved drive leads on passed the gates and down alongside the house to the garage. The garage being beyond the house creates an extra amount of privacy to one side. There's plenty of space between rear neighbours and here too, an added advantage. A semi circular patio stands in front of the conservatory beyond which is a well trimmed lawn.
