"Lots for us to shout about here: four bedrooms, bathroom and shower room, packs of parking on a big drive, a great conservatory, a better rearranged kitchen with breakfast bar, no box sized bedroom, sunny side of the road and not overlooked. Definitely worth a view...

Welcome There's a smart threshold and composite black front door to a hall that has a rich oak effect flooring that runs through into the living room, whilst there's a pine floor into the conservatory. There's also a cloakroom off the hall and useful under the stair area for a piece of furniture. Changes for the best The original kitchen model within these homes gives a return work top almost central to the room. Our client has removed this to create, what appears to be, a much bigger and more useable space. You can see from the floor plan the overall size. There's plenty of work surface in an oak effect along with ample units which are in white. Separately, a breakfast bar, with a radiator beneath, seating three to four. A private aspect looks onto the huge parking area out to the front. Entertaining, relaxing This pleasant living room takes the full width of the house and has a view to the garden beyond the conservatory. This extra room, built 2004, has been a dining room, a second sitting room and a playroom over time. It's a very useful space and it's also very private, not being overlooked at all and also being south west facing, the garden gets full on sun. Upstairs The first floor arrangement is different too, with the installation of a staircase for what is a full loft conversion. There is space under the landing window, that could be used as a study/homework area perhaps. Also take note of the bedroom sizes and especially the smallest bedroom size - for it's actually not that small at all. Take a look at the floor plan to gauge each room. There are three bedrooms at first floor, serviced by a 'Kintyre' white bathroom, well tiled and with an electric shower and wide ornamental display sill. Top of the house The 'master' bedroom suite is best of all, of course! It's a fantastic room with the best rear facing view of all. There are good shower room facilities And with surprisingly good en suite facilities next door. A pleasant and bright double bedroom. Outdoors We were and you will be (we're sure) impressed by the amount of parking to the front. You may also appreciate the fact that the nearer house is gable end on and so at ground level you're not really overlooked either. There's also packs of space to the side of this semi where there's a particularly large garden shed in situ. This leads on to a garden that's still got plenty of room, even with the conservatory. And don't forget, this is a garden that's not overlooked from the back at all. Come and take a look. Locator A handy spot, standing at the edge of the popular Noctorum estate, the sunny side of the road, so to speak. The primary school at Townfield is only a five to ten minute walk. Conveniently there's a regular bus service nearby for town too.
