"Arguably with one of the widest plots along Wharfedale and with plenty of room to extend, or to park the extra car or caravan or maybe even both - this semi also has some larger than expected room sizes. Compare, if you will the, hall, landing, bathroom and bedroom sizes in particular with the average traditional semi and you'll see what we mean....

Simple to do enough by with starting with the measurements of our floor plan below. In fact because of the generous sizes of the hall and landing so too the bathroom but also the third smallest bedroom are impressive. This bedroom certainly is no third 'box room'; its a room where the cat can be proverbially swung... The kitchen is a nice size too, deep and with heaps of work service space and room for white goods - note the modern brushed steel cooking appliances in situ. There's also access here to the side outdoor space, which our clients have hugely appreciated over the years. In fact it was the extra land along with this spacious hall that first attracted them to the house. And they are only the second owners to live here - always a good sign. Content with accommodation as well as location and its been a great place to bring up their three boys over the years. Back to the accommodation and to the two good reception rooms. The front having a deep square bay window, the rear having the original french door, central to the room. The majority of windows are in pvc and of course there is gas central heating. The kitchen is to the bottom of the hall and each room looks inviting in the evening time from the hall through the part opaque glazed doors. Upstairs and as we say, there's a larger than standard bathroom with ample room enough for a four piece bathroom suite. Both doubles are great rooms with the front bedroom having wardrobes either side of the chimney breast as well as a deep bay window to mirror the front reception room. Outdoors So there's off road parking in front of a fairly large single brick detached garage but you could make space for another car side by side in front of the fence that stands between the garage and the house. Behind here is the large area where you might consider extending. Currently flagged, of course it would increase the garden area by double the amount if grass is what you prefer. An outhouse, a couple of ornamental ponds and a separated rear garden are all part of the scene, as well as two flowering cherry trees.
