"Let's begin with all the extra improvements to this especially comfortable larger family home which were added from 2011 and onwards: like the new main roof and major overhaul of the 'outrigger' roof with a patterned tile; the renewal of all fascias and gutters, composite front door and wide pvc patio doors along with the installation of a Carron contemporary wood burning stove and near to new (12months) old boiler....
Just getting better Of course there followed a selection of attractive re decorations too. Now you'd think from that perhaps that the house was in a neglected state pre current owner - far from it and with little ones to take care of the draw to this particular home, apart from the amount of space it offered, both inside and out, was the well presented accommodation. It's just they carried on improving... A fine combination As we say, one of the main attractions was the outdoor space. 'sunny side' of the road and when the few trees to the rear boundary are in flower, this lovely garden comes with a considerable amount of privacy. Such a sun trap too in fact, that the installation of an awning was also part of those improvements. Impressive Stand back at the bottom of the garden and you begin to take in the size of this fine house and it is from here where you get the best view of the new roof as well as the pattern of tile on the lower roof. A great welcome Back to the accommodation and you can see that we were taken in by the hall, as anyone would be. In this particularly welcoming space you'll see one of many 'period' fireplaces. In fact there's a fireplace in every one room, bar the kitchen. Here you'll pick out the combination of original features with modern; a theme that has been retained within the house wherever possible. Warm under foot A selection of rich, warm wood effect flooring has been laid too to add to and compliment the existing flooring that was nearly new when are clients first moved in. In fact the only two rooms carpeted are those two double bedrooms at the top of the house. Ground floor layout Passed this charming hall and off to the left is the original butler's pantry and next to this a ground floor bathroom. Both are hidden off the main hall area and out of site from visitors. The two entertaining rooms stand traditionally front and rear of the house with the front dining room having an appropriately sized pvc bay window and one of the many fireplaces to be found around the house. The rear living room with its private garden view and smart, wide pvc doors that open onto this sun trap of patio, is a very comfortable room, made cosier for the free standing wood burner as the central focal point. Best of both The kitchen is really made up of two key areas. The breakfast/kitchen area and separately the utility/preparation area of the kitchen, both with solid granite work tops and ample storage units in both. You can see from the floor plan how they are separate with the plumbing and sink being situated in the second kitchen area. First floor A suitably elegant Edwardian staircase takes us to the first floor where there are four double bedrooms, two replicating the size of the entertaining rooms, the others smaller, but double. A fairly large and smart family shower room services this floor having the benefit of not only a separate loo but room enough within the shower room to add a second loo too. Top of the house Taking the stairs again and up to the second floor. Before the two remaining bedrooms is access to a considerably large side loft/eaves area, lit with great storage facilities. See floor plan. Bedrooms 5 and six are as well presented as the remaining house, comfortable, heated, double glazed and inviting. Outdoors To the front there's off road parking whilst permit parking is available on street. Out to the rear is this very pleasant and sensibly proportioned garden (for many gardens further along Curzon and/or on the opposite side are smaller in comparison). Neat and well presented just is the house. Take this as an invitation to come and view. Locator No.4 stands much nearer the top end of Curzon, Waterpark Road end. As such it is unaffected by the shops and general noise from the main Woodchurch Road, at the other end - although the position, needless to say, is a very handy one for Sainsbury's and a bus to school or to the station.
