"A well presented two bedroom semi-detached property occupying a pleasant cul de sac position on the south side of town. The accommodation in brief: Entrance hall with a door to: lounge which coved ceilings, staircase to the first floor and door to: fitted kitchen/dining room with eye and base level units, roll top work surfaces, down lights and tiled splash backs, sink drainer unit, integrated oven, grill and a gas hob with a pull down extractor fan hood, space for a fridge and freezer, table and plumbing for a washing machine. The landing has a hatch providing access to a part boarded loft, there are doors to: a double bedroom and a good size single bedroom. Bathroom which has a white three piece suite to comprise: low flush wc, pedestal wash hand basin and a panelled bath with an independent shower and screen above, tiled splash backs and a heated towel rail. To the front of the property is a gravelled drive for three-four cars with flower and shrub borders and side gated access. Directions From the Melton office proceed out of town along Burton Road (A606), over the bridge and first right onto Ankle Hill, take the second left onto Dalby Road and then first right onto Valley Road and proceed for approximately 200 yards and then turn right onto Tamar Road and proceed for approximately quarter of a mile and take the third left into Irwell Close and the property is approximately 50 yards on the left."
