"A three bedroom detached opposite to Scraptoft golf club. The house has potential for extension subject to consents and may benefit from some modernisation. The property is approached via a block paved frontage leading to a garage and front door. This opens into a hall with coat cupboard, stairs to first floor and doors off. There is a through lounge/dining room which has a gas fire point and fire place, wall light points, radiator and bay window to the front. Double doors lead to the dining area is to the rear and has double doors to the rear. Adjacent to this is the kitchen which features a gas cooker point, space for fridge, plumbing for washing machine, wall and base cupboards, sink drainer, window and door to the rear garden. On the first floor are three bedrooms, two are double to the front and rear with the front bedroom having semi fitted wardrobes. Bedroom three is to the front and is a single bedroom. The accommodation is completed by a bathroom and has a suite comprising of a bath, wash basin, WC, radiator and partial tiling. Externally there is a garage with an up and over door, paved areas, lawn, planted beds and fence surround. General Information Current Energy Rating: D Situation Situated in the popular village of Scraptoft, Hamilton Lane is located near to local shops and amenities, local schools and colleges and Scraptoft Golf Course. The area is also served well by local bus routes. Directions Leave Leicester Town Centre via A47/Uppingham Road. Take a left hand turn onto Humberstone Drive and follow the road as it turns into Lower Keyham Lane. Continue over the roundabout onto Maidenwell Lane and at the next roundabout take a right turn into Preston Rise. Follow this road as it changes to Keyham Lane West and at the end turn right. The property can then be found on the right hand side."
