"This three bedroom detached property is located in the sought after village of Fleckney and provides flexible and versatile living accommodation. Offered in good decorative order the property benefits from a refitted kitchen and bathroom as well as a converted garage and UPVC conservatory to the rear. With UPVC double glazed windows throughout and gas fired central heating via a recently fitted combination boiler the property is further enhanced by off-road parking and enclosed rear garden. The property briefly comprises a porch and on into an entrance hall with laminate flooring, stairs rising to the first floor, a useful understairs storage cupboard and doors off to the kitchen, lounge/diner and converted garage. The lounge/diner is a spacious room that runs across the back of the property. It boasts a laminate flooring, coved ceiling, two radiators and window to the rear aspect. Off the lounge/diner is a UPVC conservatory which is accessed via a sliding patio door and in turn provides access to the rear garden. The kitchen features a contemporary range of base and wall mounted fitted units with roll-edge work surfaces. There is a built-in four ring gas hob and electric oven with a stainless steel chimney style extractor fan over. The kitchen also has integral appliances to include a fridge and freezer as well as a dishwasher. There is also space and plumbing for a washing machine. The kitchen is finished with a tiled flooring and subway style tiled splash backs. Also on the ground floor is the converted garage which is currently used as a playroom but offers the versatility to be used as a study, home office or fourth bedroom if required. The third bedroom, although a single room, is well proportioned with adequate space for bedroom furniture. At the roundabout take the third exit onto Bull Head Street/A5199 and take the sixth left onto Newton Lane. Proceed past the turning for Newton Harcourt and upon reaching Wistow proceed over the cross roads onto Leicester Road. Upon entering Fleckney on Leicester Road, turn left at the mini roundabout onto the High Street. At the next mini roundabout take the first exit onto Kibworth Road which in turn becomes Manor Road. The Wranglands is the first road on the left and the property can be found on the right hand side clearly identified by a Harrison Murray's 'For Sale' board."
