"Dating back to 1832 and formerly trading as The Railway Hotel & Public House, this substantial home was sympathetically converted to a residential dwelling in the 1970s, yet has lost none of its original character and charm, which just oozes from every crevice of its rustic facade. The property is situated on a quiet country lane within this highly regarded location and borders picturesque local countryside, providing some exceptional views, and making for a quite lovely location away from the hustle and bustle of the town, ensuring one is never short of a place to enjoy a tranquil stroll to relax away the stresses of the day.

Despite the rural surroundings, one is far from isolated, with a host of shops and amenities within easy reach, and for the commuter, Upholland train station is only 100 metres away, providing ease of access into Wigan and Manchester. The property itself has undergone a comprehensive programme of works and seen a host of improvements under our clients’ attentive ownership and who, with great care and a sympathetic approach, have seamlessly blended rustic accents, such as exposed beams, traditional doors and fireplaces, with the modern appointments one would expect of a 21st century home, offering in excess of 3,365 square feet of accommodation in its entirety, including a cellar and a super detached outbuilding, which has the potential for a multitude of uses, not least being ripe for conversion to a teenage/granny annex, subject to the necessary consents.

One enters the property via the sizeable reception hallway, which has a real feeling of grandeur and makes a wonderful first impression, complimented by the attractive spindled staircase to the first floor, and with the useful addition of a two piece cloakroom/WC, which is always handy in a home with young children. proceeding through into the main 19’ lounge, which boasts a lovely feature fireplace with inset solid fuel burner, which infuses a warm and inviting atmosphere, a feeling which pervades throughout the accommodation. The separate 13’ sitting room has its own pretty fireplace, with the large bay window to the front elevation providing an abundance of light, and the 12’ dining room provides an ideal entertaining space, with the feature fireplace with its inset sold fuel burner conjuring images of intimate dinner parties around a roaring fire. The kitchen is also very well proportioned at 15’ in length and is fitted with an extensive range of Oak-effect wall and base units with contrasting laminated work surfaces, whilst there is a handy separate utility room in which to keep the laundry out of sight of unexpected visitors, as well as a rear porch providing access to the rear garden. If one ventures up to the first floor, the sizeable landing provides access to the four double bedrooms, including the superb master suite which has been created from what was the original function room to the public house, with the 21’ bedroom with built-in wardrobes and exposed floorboards, and a vast three piece en-suite shower room, which is very smartly finished. The main family bathroom completes the living accommodation, being fitted with a four piece suite in classic white, comprising of pedestal wash hand basin, WC, panelled bath and separate shower cubicle.

Externally, the property enjoys a low maintenance frontage, with a cobbled driveway providing off-road parking for a number of vehicles, and leading to the detached two storey outbuilding, which measures circa 870 square feet and incorporates the garage, as well as work/storage space. A good-sized garden area can be found to the side and rear, being mainly laid to lawn, with established planted borders, as well as benefiting from a number of seating areas, which will be ideal for those with a penchant for al-fresco dining, or perhaps those impromptu family barbeques, when the weather allows. We would highly recommend an internal inspection of this lovely family home to appreciate its size and all that it has to offer the growing family.
