Conveniently located for access to local amenities, schools, Preston City Centre, Garstang and main motorway connections. The property is in need of modernisation throughout. On internal inspection the property briefly comprises of entrance hall, lounge dining area, kitchen, sun room, three bedrooms and three piece bathroom. Directions Head North on Garstang Road for approximately 2.9miles going through one roundabout, turn left into St Heliers Place and the property is situated a short distance along on the left hand side. Entrance Hallway 6.18 x 1.81 (20'3' x 5'11') As you enter the property through the double glazed door, there are stairs to the first floor, and double glazed windows to the front and the side. There is under stairs storage located here, as well as a panelled radiator, telephone point and alarm. There is a stainless steel drainer, space and electrics for a cooker and space for a fridge or freezer. There are windows and a door to the rear which look through into the lean to. Lean To - Sun Lounge 5.69 x 1.82 (18'8' x 6'0') From the kitchen you come through into the sun lounge which is currently used as a utility area, as there is plumbing for a washing machine. There are windows and a door to the rear. Landing As you come up the stairs to the first floor there is an airing cupboard located on the landing and the loft access is from here. Bedroom One 4.10 x 3.55 (13'5' x 11'8') The master bedroom has a double glazed window to the front, a panelled radiator and telephone point. Bedroom Two 3.29 x 3.00 (10'10' x 9'10') The second bedroom had a window to the rear and a panelled radiator.
