"Very rarely does a landmark property of this stature come to the market, and we are delighted to offer this stunning property set within five acres to include formal gardens, paddock and woodland.

INTRODUCTION: Set within five acres of formal gardens to include a three quarter acre paddock and surrounded by countryside and woodland, this Georgian farmhouse was skilfully linked to two semi- detached cottages by creating a reception hall/dining room as part of a complete renovation approximately ten years ago. Whilst retaining the original charm of the property throughout, Damwood House has become a landmark property in Scarisbrick, yet is a spacious, elegant family residence, providing a haven for seclusion and privacy. Finished to a very high specification using natural products, Oak is predominant throughout the property, with solid doors, staircases and flooring. Natural Stone tiles are utilised in each of the fully fitted bathrooms, as well as Natural stone/travertine having been used for the floor in the Entrance Hall/Dining Room, giving a light and airy feel. Comfortable and inviting reception rooms consist of Lounge, Dining Room, Snug and Gymnasium and an extensively fitted crafted Oak study is perfect for a home office. A bespoke Matthew Marsden breakfast kitchen has granite work surfaces and built in Miele appliances. A later extension has provided a further utility room with ample storage cupboards, and usual plumbing, with the option of a conversion if required to a sun/garden room, as it overlooks the rear garden with open fields beyond. The first floor accommodation is accessed via two separate staircases. The main staircase leads to the master suite, to include a dressing room and en-suite bathroom. The bedroom has a mezzanine level over the lounge sharing a floor to ceiling window overlooking the private grounds to the front of the property. From the main staircase also leads to a further bedroom and adjacent bathroom with claw foot bath and traditional style fittings, which could easily be adapted to provide a further suite if required. At the left hand side of the house the two further bedrooms, both with en-suite facilities and dressing rooms are accessed from a vaulted hallway, and there is a walk in storage room which could be utilised as a study area or nursery. ADDITIONAL FEATURES:- The ground floor benefits from underfloor heating throughout in addition to radiators in all rooms. There are Multi fuel fires in the main lounge and dining room, and a gas fire in the snug.

Three bedrooms have dressing rooms and en-suite bath and/or shower facilities each with underfloor heating. The master bedroom and guest suite also have air conditioning, to provide a comfortable environment to suit all seasons.
