The name above the front door reads 'Bracklyn' and if you need any other clues before deciding that this is a true character property of the highest order just come inside.
Mosaic tiles on the vestibule, etched glass work to the inner door, high ceilings, cornicing, dado rails and corbel stones will all greet you as you step inside. The dimensions of this home alone are impressive and with extended accommodation over three storeys you won't be in want of space. There are three reception rooms to the ground floor a generous utility room and access to a large cellar. On the first floor are four bedrooms and the bathroom and upstairs there is a further bedroom and store room. Outside the property benefits from having a driveway and mature gardens to both the front and rear. There is a gas central heating system and all of the windows on the first two floors are uPVC double-glazed, except those in the back reception room and the bathroom, which were restored by Ventrolla to retain their original character. Characterful Living This Edwardian semi detached residence was built circa 1906 and retains elegance and character features throughout. The current owners have lovingly restored many of the features including the etched glass to the entrance and the sash windows to the front elevation. The property opens onto a front vestibule with mosaic tiles to the floor and the hallway is decorated in neutral tones complementing the dado rail, corncing, corbel stones and bannister.
There is an elegant bay fronted sitting room with impressive fireplace. There is cornicing to the ceiling, a picture rail below and neutral decor completes this elegant front reception room. The dining room to the rear (currently used as a music/TV room) also has an impressive original fireplace, picture rail and cornicing. Restored sash windows look out onto a tranquil, mature garden.
To the rear is a generous kitchen/breakfast room. The breakfast room, again looking out to the mature rear garden, has a focal point exposed stone fireplace with the original pine cupboards beside and the kitchen cabinets are finished with ivory panelled cabinet doors. There are tiled and solid wood work tops and splash back tiling completes the look.
To the rear of the kitchen is a generous and modern utility room finished in the same cabinetry as the kitchen. There are spotlights to the ceiling and natural light from the ceiling light above. There is a granite effect sink and drainer to the wooden work top in the utility room and again splash back tiling completes the look. From the utility room a back door leads out to the rear garden.
The cellar is of a good size and great for storage. The gas boiler for the home is in the cellar. Elegant Upper Floors On the first floor there is a split level landing, to the rear you will find the bathroom and a bedroom and to the front three further bedrooms.
The bathroom houses a four piece bathroom suite with bath, wash basin, low flush WC and shower cubicle. A built in panelled cupboard with faux drawers fronts houses the immersion tank for the home and also provides storage. There is wall tiling in the bathroom.
The bedrooms are all of generous proportions and all decorated to a high standard. The front, master bedroom is particularly generous and with a front bay window and fireplace it is a generous room.
On the top floor there is a charming attic style bedroom with low gable window and modern velux window. There is also a store room to this floor. Mature Gardens & Driveway A mature walled garden to the rear of the property houses a great variety of mature plants and there are seating areas and a stone capped boundary wall.
