"Does this home have the BEST position on Park Avenue? We think so. It may need some updating but with generous room size, space to extend, a superb garden and those fabulous views - this truly is a forever home! Ps. It is also just two minutes from Williamson Park! EPC-D

About the location Park Avenue is located in a quiet cul-de-sac just off Wyresdale Road. The Boys Grammar School is just a few minutes walk away along with Williamson Park which offers lovely walks around the grounds, a cafe and several parks for the children to play.
The A6 is just around the corner and within minutes you can be at Lancaster University. 15 minutes walk takes you into the city centre whilst buses pass the main road frequently both into town and out of town. About this home Park Avenue is located in a quiet cul-de-sac tucked away in the corner with a larger than average garden for this road. The home offers a spacious hallway off the entrance to the stairs leading up to the first floor. The kitchen is straight ahead of you towards the back of the home and the living room to the right is open plan to the dining room where you can access the back garden via patio doors.

The first floor offers 2 double bedrooms and a single. A generous shower room and a loft which is boarded and insulated. This home has been in the family for over 60 years and has been well loved. It is available with no chain. What we like The property has so much potential to open up the garage, extend the kitchen and add another room on the first floor. What would you do? Ground floor Welcome to the spacious hallway of Park Avenue. The kitchen is ahead of you and to the right is the open plan lounge/ diner.
You will find the meters for the home tucked away in a little corner unit as you enter the hallway on the left-hand side. The kitchen still has the original fitted cream and wood finish units with plumbing for a washing machine and a free standing fridge freezer plus other appliances you may need. There is under stairs storage and an integral door into the garage. The condensing mains system boiler which is a Glo worm can be found in the kitchen

The lounge is a spacious size with an electric fire as the room's focal point. A glass door separates the lounge into the dining room if you wish to have them divided though we quite like the open plan aspect. Magnificent views can be seen from this room and of course the outside space... The Isle of Man can be seen on a very clear day! Patio doors open up to the garden. First floor Follow us up to the first floor where you will find the bathroom and 3 bedrooms. The bathroom had been adapted for the present owner with a walk in shower and wet room. It has been tiled floor to ceiling in white cream and sage tiles. Bedroom one is a double looking out over the back of the home. Cream carpets run through the room and pale green wallpaper brightens the room. Bedroom two is again a double with a full width bay window , built-in units and the same decor running through as the first room. Bedroom three is a single. Again built in storage over the stairs and this would make a perfect nursery or home office. Outside space This home is bursting with colourful plants and flowers. To the front of the home, you will find a little-grassed area covered with bright tulips in addition to a raised rockery at the side. Walk around the back and the spacious area offers several different areas both grassed and stoned. The views over the Bay are fabulous and this is great space to sit and enjoy your dinner with a glass of wine watching the sunset.
