"A stone built semi detached with idyllic village setting! Extended and renovated and offering that perfect mix of traditional character with bright modern living. There's a diner kitchen, French Doors, courtyard, two receptions, two bedrooms and a stunning bathroom.

Location
As the address suggests Number 88 Main Street is situated in the heart of the village of Warton. Warton Crag is close by, great for walkers and close by, to the rear of the house you will find the allotments, great for keen gardeners! The village has a great history and is the famous birthplace of George Washington's ancestor, Lawrence. The village church, St Oswald's (a very impressive building itself) flies "The Stars and Stripes" every fourth of July and the flag it flies once flew above Capitol Building, Washington. The village is quiet and peaceful but has pubs and a Post Office. There's also active clubs in the Ladies's Club, Men's Club, Gardeners Club and, of course, the Cricket Club which was established in 1907. Close by is neighbouring Carnforth with train station, popular schools and plenty of shops both large and small. Warton is a great base with Lancaster a short trip south and Kendal a short trip north. The M6 is also convenient for commuting.

Pine Cottage, 88 Main Street, is a traditional stone built semi detached built in 1867. The builder built two houses for his two daughters and the daughter at Pine Cottage loved her house so much she lived her all her life. Five years ago the current owners began their renovation of the property and the home that greets you today is a true credit to their attention to detail. Extended to the rear with French Doors opening onto a paved courtyard the property is bright, modern and generous. A soft, neutral colour scheme works throughout to highlight and complement the traditional features such as the exposed stone fireplace. Briefly there is an entrance porch, hallway, two reception rooms, kitchen with French Doors and upstairs two bedrooms and the bathroom. The home also has a cellar, open outlook over fields and a paved courtyard garden which looks out to the landscape behind. There is a gas central heating system with traditionally styled radiators, thermostatic valves and a modern gas combination boiler (situated in a purpose built cupboard upstairs).

The front door has an etched top light with the built date and opens onto a front porch. The traditional wooden doors are painted white and there is a light, fresh feel to the home. The living room to the front has a focal point of a living flame gas fire with traditional fireplace and oak surround. There is a wooden framed double glazed window to the front of the home and a traditionally styled radiator. The second reception at the rear is a family sitting room/ dining room. The focal point is an open fireplace with stone surround and traditional slate hearth, there is a built in cupboard to the chimney breast alcove and double doors with full length glazed panels open into a modern rear kitchen. The vertical radiator makes quite a feature and stairs lead up to the first floor. The kitchen is modern and bright and has a feature ceiling light allowing extra natural light from above. Double glazed French Doors lead out to the rear and the kitchen itself is finished with an oak work top. inset into the worktop is a ceramic sink and drainer unit. Fitted appliances include the Baumatic halogen hob with extractor above, Baumatic double oven, fitted microwave, dish washer and fridge freezer. There is plumbing for a washing machine and the wooden double glazed window looks out over the courtyard to the countryside behind.

Bedrooms and Bathroom
The landing sees a continuation of the neutral decor and from here painted wooden doors open to the bedrooms, bathroom and also to a storage cupboard. The master bedroom has two wooden framed double glazed windows and looks out to the front. There are also two radiators. Bedroom two has a wooden framed double glazed window taking in beautiful countryside views. The bathroom is finished to high standard and fitted with a three piece bathroom suite incorporating bath, wash basin and low flush WC. There is an over bath shower with screen and complementing floor and wall tiling finishes the room. The room also has built in shelved storage.

Outside
To the rear of the house is an Indian Stone paved courtyard. Ideal for sitting out and enjoying the sun, the courtyard looks out over the local countryside. Finally the property also has a cellar, stone steps lead down to the cellar which is used for storage and also houses the gas meter for the home, the electric meter is in the porch. The current owners have added a radiator to the cellar.
