"As selling agents, Page & Wells are proud to offer to the market this stunning and beautifully restored, four bedroom,15th Century Grade II listed Kentish hall house. The house retains much of its original character including exposed beams, a beautiful inglenook fireplace and oak flooring in both the sitting and dining room. The property offers versatile accommodation with accommodation arranged over three floors. The ground floor features a superb, country style kitchen with a fine range of units and wooden work surfaces. There is a spacious lounge & dining room with a most attractive inglenook fireplace. There is a further reception area, which in our opinion would be better utilised a a fourth bedroom but is currently used as an office/study. In addition, there is a useful utility room and bathroom. On the first floor there is a larger than average master bedroom complete with en suite facilities and a dressing room, a further bedroom and family bathroom. The third bedroom dominates the top floor and with a little imagination and creativity, could be split into two bedrooms or perhaps guest suite facilities.. Double gates provide access to The Holmes with a large parking and turning area. There is a substantial period outbuilding comprising of the former timber stable building/workshop with original stalls and manger. This building offers considerable scope for conversion subject to the necessary consents being obtained. The lovely gardens are a distinguishing feature and surround the property. The overall plot is understood to be in the region of 0.37 acres. There is an adjoining paddock which the current owners will be retaining but this may be available to rent subject to negotiation. Prospective buyers will only be able to fully appreciate the meticulous restoration project that the owners have completed by arranging an internal viewing. Contact Page & Wells on 01732 841164. No EPC is necessary due to the listed status & there is no forward chain involved.

What the owner says 'Before Homes under the Hammer and Grand Designs, my wife and I rescued this 15th Century Kentish Hall House. It was in a sorry state and classified as uninhabitable by Tonbridge & Malling Borough Council. Working very closely with the Conservation Officer over a period of two years, we slowly but surely brought it back to its former splendour. We added all the modern day benefits for comfortable living but kept all its character. We were able to put our signature on it by adding the split level loft conversion. It is quite a unique house, cosy and welcoming and we have been privileged to be part of its history. It now needs someone to take it to its next stage and possibly work their magic on the barn, or maybe adding an orangery to it, there is still plenty of scope.

We were concerned about taking on a Grade II listed house and it's possible restrictions but, as you can see we have done a lot and it has not caused us the slightest problem.. True it needs a little more TLC than a new build but without any hesitation, If we could turn the clock back, we would do it all over again' On the Ground Floor Kitchen 5.74m x 2.72m

(18'10 x 8'11 ) A lovely country kitchen with an extensive range of fitted units with wooden worktops. Dining Room 4.90m x 4.55m

(16'1 x 14'11 ) A large formal dining room with oak flooring, beams and attractive ingkenook fireplace. Sitting Room 4.55m x 3.99m

(14'11 x 13'1 ) A warm and welcoming room for the family to enjoy. Study /Bedroom 4 4.85m x 2.95m

(15'11 x 9'8 ) Currently used by the current owners as an office/study, this room would be ideal as a fourth bedroom. Due to the location if the utility room and bathroom, it does perhaps lend itself to annexe potential. Bathroom Utility Room 2.82m x 1.98m

(9'3 x 6'6 ) A useful space to house additional white goods. On the First Floor Master Bedroom 4.95m x 4.55m

(16'3 x 14'11) Superb master suite with walk in wardrobes, dressing area and en suite facilities. En suite Dressing Room 3.25m x 3.02m

(10'8 x 9'11) Bedroom 2 3.89m x 2.64m

(12'9 x 8'8 ) Cloakroom On the Second Floor Bedroom 3 9.30m x 3.00m

(30'6 x 9'10 ) An extremely spacious top floor bedroom with ample space to perhaps split into two separate rooms or provide en suite facilities. Externally The lovely gardens, which are a distinguishing feature of the property, surround the property on all sides and is principally laid to lawn with a wide variety of trees shrubs and borders. There is a large parking and turning area between the house and the period barn. As previously mentioned, the barn offers the purchaser a real opportunity to convert to another use, subject to consent. In all, the plot extends to about 0.37 acres.
