"A distinctive Victorian detached former lodge house, believed to have been built around 1850 which has been sympathetically extended in later years, very much in keeping with the original. The house has a light and spacious interior and retains many period features including picture rails and ornate cornicing. It has been greatly updated and improved by the current owners and also has scope to convert the garage (subject to the necessary consents). Further points include: A delightful light and well-proportioned sitting room with a high ceiling, outlooks on two sides, French doors to the courtyard and double doors to the central study / playroom - an area which is highly versatile and features an archway and a further opening through to the hallway. The L-shaped kitchen/breakfast room is exceptionally well equipped with an excellent range of sleek white gloss floor and wall units, long granite work tops, induction hob, two ovens, space for a table and chairs, outlooks on two sides and door to outside. There are four bedrooms, the principal bedroom having a well-appointed en suite shower room, the others being served by the family bathroom. There is engineered oak flooring throughout the living and bedroom areas giving a lovely feeling of continuity and flow, with the tiled kitchen and bathrooms having underfloor heating. The accommodation is adaptable and is easily re-arranged to suit individual requirements. It could therefore suit a young family as it is in close proximity to the well-regarded St James? Infant and Primary School, or indeed someone looking to downsize who would benefit from the light and airy, single storey aspect of the house.

Situation

In addition, the mainline station, High Street and historic collonaded Pantiles are within easy reach, an area which has a lovely cosmopolitan feel with its eclectic range of independent shops, bars and restaurants and during the summer months, there are weekly Jazz Nights with local bands playing on the bandstand. As well as the afore-mentioned St James School, there are renowned schools in the town including separate Grammar schools for girls and boys as well as a good number of independent schools. Recreational amenities include a sports centre, cinema complex, theatres, two golf courses and numerous restaurants etc.

Outside
To one side, there is a wide courtyard and a detached garage with parking for numerous cars and gates onto Shepherds Walk. There is a further patio area to the rear of the garage providing a charming secluded area for al-fresco dining adjoining the garden which is laid to lawn and is well screened by mature hedges.
