"This 1960's detached house has adaptable family accommodation over two floors and has potential for some updating and improvement, subject to the necessary consents. The house is ideally situated within easy reach of the highly regarded schools and the town centre. Particular points of note include: From the spacious entrance hall there are stairs with ornate balustrading to the first floor. A door opens to the 27' long sitting room which is arranged with a dining area to one end, there are outlooks on three sides with French doors opening to the rear garden, the raised fireplace has a slate hearth extending to one side. The study/family room, if required could equally be used as a separate dining room. The kitchen/breakfast room has a range of cupboards and drawers with wood trim, long work surfaces and matching cupboards above, there is a double aspect outlook and door to the side.
On the first floor the principal bedroom has fitted wardrobes and outlooks to the garden, there are four further bedrooms all of which are very well served by a family bathroom which has a separate shower cubicle.

Situation
Culverden Park is a highly regarded and sought after road within easy reach of the town centre, about 0.7 miles away where there are excellent shopping facilities including many major national stores and a wide variety of individual shops. A little further on are the High Street and famous Pantiles where, as well as many further shops, there are numerous restaurants. The house is very convenient for the renowned schools in the town which include grammar and independent schools, primary and preparatory schools. Recreational amenities in the town include a cinema complex, theatres, sports and leisure centre, tennis and squash clubs and two golf courses etc.

To the front there is a lawn with a drive to the side to the detached double garage. A paved path leads to gates on either side of the house for access to the rear garden.
