A beautifully presented, substantial, detached, Pentland Home with five double bedrooms, offered for sale with no forward chain. Purchased new in December 2008, it occupies the corner of a small, quiet cul-de-sac on the outskirts of Hawkinge, situated on the North Downs just outside Folkestone (under an hour from London via the high-speed rail link). Hawkinge provides a range of local shops and facilities. They include both a Tesco Metro and a Lidl; two popular primary schools; a health centre, dentist and two chemists; local pubs, takeaways and a restaurant. The property is just a few minutes from the M20 motorway and the Channel Tunnel, but is also close to breathtaking countryside and within half an hour of the cathedral city of Canterbury. Its location gives quick access to country walks along the Downs and cliffs looking over the English Channel to France.

A second set of double patio-doors lead to the garden from the opposite end of this large, open-plan living area.

On the first floor there is an impressive master-bedroom suite with bi-fold doors opening onto a Juliet balcony looking over the garden room and garden. This bedroom has an en-suite shower-room with a double shower cubicle with a shaped-glass screen; a vanity-unit with hand-basin; a WC with a built-in cistern; spotlighting, a shaver point and a ladder radiator. Leading off the bedroom is a dressing-room which also gives access to the boarded loft via a pull-down ladder and light. Also on the first floor are two further bedrooms, both with double-aspect windows. One has a built-in, double-wardrobe, the other is currently used as a study, with fitted bookshelves. There is also a spacious family-bathroom comprising a shaped bath with central taps; a round, wall-mounted, hand-basin; a WC with built-in cistern; a ladder radiator, spotlighting, a shaver point and partly-tiled walls. The first floor landing has a linen cupboard with a radiator, doors to all rooms and stairs to the second floor.

On the second floor there are two double-bedrooms. One has a deep, walk-in wardrobe, the other has a feature, triangular-shaped, full-length window and is presently used as a study/sitting room. There is also another bathroom on this floor comprising a bath with shower attachment and a shaped-glass screen; a hand-basin; a WC; a ladder radiator, spotlighting, shaver point and partly-tiled walls. The second floor landing also gives access to a large, partly-shelved cupboard with a hot-water tank.

The garage houses the Potterton boiler, alarm, solar-panel controls, shelves and storage units. The rear garden is a delight to be in with a paved, patio area, a lined, timber summerhouse (power and light connected), and a raised, decked area, with views to France on a clear day! There is an outside tap and power points. Low-maintenance flower and shrub beds are planted to provide year-round colour and there is a raised bed for soft fruits, herbs and salads.
